Job summary

The Macon-Bibb County Housing Authority seeks a Director of Real Estate Development to lead its non-profit affiliate, In-Fill Housing, and drive LIHTC projects across Georgia.

Responsibilities span site identification, financial feasibility, underwriting, tax credit applications, financing, design, approvals, construction oversight, lease-up and closeout. Coordination with investors, lenders, and public partners is essential.

Qualifications

• Must have LIHTC development experience and multi-phase project leadership.
• Strong financial modeling, budgets, pro formas.
• Experience coordinating with investors, lenders, and public entities.

Responsibilities

• Lead LIHTC-funded multifamily developments from predevelopment to stabilization.
• Coordinate LIHTC applications with agencies, investors and lenders.
• Structure transactions using LIHTC, HOME, CDBG and other funding sources.
• Direct underwriting, budgets, sources/uses analyses and long-term cash flow.
• Negotiate partnership and loan documents and manage third-party consultants.
• Ensure compliance with affordability covenants and reporting.
