Job Description Summary

Responsible for managing one or more national or local accounts, including providing timely, consistent, and accurate flow of information required to operate the portfolio in order to meet the client’s and company objectives. Act as a point of contact for integrating service platform for the client, as well as ensuring that accounting practices are sound and consistently applied. Provide the general and financial information required for other members of the management team to make informed decisions and to carry out their operating responsibilities.

Essential Functions and Responsibilities
  • Provide leadership for markets which are geographically or functionally distinct and demonstrate ability to implement business unit strategy
  • Develop and maintain communication styles and relationships that fit the client’s preferred style
  • Demonstrate proactive customer service regarding all aspects of account management
  • Communicate proactively when performance is not meeting expectations and when it exceeds expectations
  • Regularly interact with tenants to ensure their satisfaction with building operations; collaborate with Property Manager on issues
  • Prepare reports, budgets, and other documents for clients, ensuring adherence to agreements and instructions, primarily focusing on financial information and leasing guidelines
  • Participate in and oversee the preparation of annual budgets and revisions, ensuring compliance with approved budgets
  • Manage property tax administration and supervise services by property tax consultants
  • Ensure administration of property and liability insurance requirements
  • Ensure compliance with purchase order systems, contracts, policies, procedures, and accounting requirements
  • Oversee billing processes, invoice payments, and cash flow management in collaboration with the Property Manager
  • Assist in cost allocation, inventory accounting, purchasing procedures, and resolving accounting issues
  • Maintain internal financial benchmarks such as occupancy, income, delinquency, IRR, and cash flow
  • Coordinate construction projects and approve related contracts and invoices
  • Staff effectively, develop bench strength, and plan for succession and new business opportunities
  • Regularly inspect properties with staff
  • Conduct performance evaluations and career discussions for property management and maintenance staff
  • Analyze staffing needs and personnel performance issues, including salary administration and training

Work Environment

Professional office environment with travel between properties in varying weather conditions.
