Job summary

Heartland Dental seeks a Development Purchasing Manager to manage day-to-day procurement of finishes, fixtures, furniture and select construction materials for new and existing offices. The role collaborates with GCs and internal teams to ensure timely delivery and cost control across multi-site projects, reporting to the Director of Purchasing.

Candidates should be based in Effingham, IL, St. Louis, MO, or Indianapolis, IN.

Qualifications

• Bachelor’s degree with 5+ years of purchasing experience in development/construction.
• Strong knowledge of procurement and construction management processes.
• Ability to negotiate with vendors to ensure quality deliverables.
• Ability to lead and develop a team.

Responsibilities

• Own a group of owner-provided spend categories for De Novo, new construction, program management.
• Coordinate vendor relationships and conformance to Master Service Agreements.
• Collaborate with GCs, vendors, and HD Development teams to control costs and standardize processes.
• Onboard new vendors and GCs on owner-provided material programs via documentation and training.
• Streamline the order process through technology enhancements and process improvements.
• Support competitive bid exercises (RFPs) with Development Purchasing and Strategic Sourcing.

Development Purchasing Manager - De Novo

As a rapidly growing brand, Heartland Dental is actively seeking a Development Purchasing Manager to handle the day-to-day procurement of finishes/fixtures, furniture and select construction materials for new and existing offices.As a whole, the Development Purchasing function manages vendor partnerships, commercial agreements, and spend categories that support the design, construction, and ongoing upkeep of Heartland's new & existing offices. This position works alongside General Contractors and Heartland's specialized teams, including Accounting, Procurement, Marketing, and Operations, to ensure every office receives the materials and services needed. In this role, you will report to the Director of Purchasing and the ideal candidate will be based in Effingham, IL, St. Louis, MO, or Indianapolis, IN.

The Development Purchasing team consists of 4 team members reporting to the Director of Purchasing. Each team member is responsible for a group of spend categories supporting the larger Development team, which includes Real Estate, New Construction, Remodel/Expansions, & Facility Maintenance.

Below is an overview of the duties and responsibilities you would take on in this role:

• Own a group of Heartland owner-provided spend categories supporting the Denovo, new construction, program
  • Includes process and documentation management from order placement through invoice approval.
  • Own vendor relationship & conformance to established Master Service Agreements
  • Coordinate regular communication with vendor partners to maintain forecasting, active orders, and delivery schedules
• Collaborate with GCs, Vendors, and HD Development teams to improve overall process for owner provided materials and control costs
  • Standardization in materials, order timing & delivery processes
  • Improve visibility & reconciliation of change orders and field changes
  • Improve rollout and implementation of program changes
• Onboard new vendors & GC’s on the requirements of Heartland’s owner provided material program via documentation & active training.
• Build efficiency in the Heartland owner provided materials order process through technology enhancements
• Assist Development Purchasing and Strategic Sourcing partners in the execution of competitive bid exercises (RFPs)
• Communicate effectively both internally & externally via email, phone, Teams, & face-to-face
• Other duties as assigned and the role continues to evolve

Minimum Requirements:

• Bachelor’s Degree and 5+ years’ experience in purchasing role supporting the development construction process.
• Intimate knowledge of both procurement and construction management processes.
• Ability to negotiate with vendors to ensure quality deliverables.
• Ability to lead and develop a team.
• Ability to work with Microsoft Office Suite and email.
• Excellent communication and organizational skills.
• Ability to effectively manage multiple and competing priorities in a dynamic and fast-paced environment
• Ability to present and articulate said concepts and notations, with confidence, to a variety of audiences.
• Ability to travel up to 10%
