Job summary

NorthPoint Development is seeking a Development/Construction Management Intern for a Summer 2027 program in Irvine, CA. This 8–10 week, in-person internship offers hands-on experience in real estate development.

You will work with development and construction professionals, assist with due diligence, CEQA processes, permitting, scheduling, procurement, and project closeout while developing essential skills for your future career.

Responsibilities

• Collaborate with development and construction teams across all phases of industrial real estate development.
• Assist with project due diligence by reviewing site constraints, zoning, title reports, surveys, environmental studies, and agency requirements to evaluate feasibility.
• Gain exposure to CEQA by supporting environmental studies, tracking mitigation measures, and understanding permitting impacts.
• Assist permitting by coordinating grading, improvements, building, and utility permits, tracking status, and preparing submittals.
• Help develop and maintain project schedules by tracking milestones.
• Assist in contractor procurement by preparing bid packages and evaluating proposals.
• Support construction administration by tracking RFIs, submittals, change orders, and pay applications.
• Analyze budgets, infrastructure costs, fees, and value engineering to understand how engineering decisions affect economics.
• Learn how NorthPoint delivers large-scale industrial developments by integrating engineering, environmental planning, approvals, and construction execution.

Development/Construction Management Internship

The NorthPoint Development Internship Program is an 8–10 week experience designed to immerse students in the fast-paced world of real estate and development. This is a fully in-person Summer 2027 internship in our Irvine, CA office. The Development/Construction Management Intern will work on meaningful projects, gaining valuable exposure to the industry while building skills that will carry into their future careers.

What You'll Do

• Collaborate with Development Managers, Construction Managers, Civil Engineers, Architects, Environmental Consultants, Utility Providers, and Municipal Agencies throughout all phases of industrial real estate development.
• Assist with project due diligence by reviewing site constraints, zoning requirements, title reports, ALTA surveys, geotechnical reports, utility availability, environmental studies, and agency requirements to evaluate project feasibility.
• Gain hands-on exposure to the California Environmental Quality Act (CEQA) process by supporting environmental consultants with technical studies, reviewing mitigation measures, tracking environmental commitments, and understanding how environmental compliance influences project design and permitting.
• Assist with permitting efforts by coordinating grading, improvement, building, utility, and agency permits, tracking permit status, responding to plan check comments, and helping prepare agency submittal packages.
• Assist in developing and maintaining project schedules by tracking critical entitlement, design, permitting, utility, procurement, and construction milestones.
• Assist with contractor procurement by preparing bid packages, evaluating proposals, participating in scope reviews, and supporting contract administration.
• Support construction administration efforts by tracking Requests for Information (RFIs), submittals, change orders, pay applications, field observations, punch list activities, and project closeout documentation.
• Analyze project budgets, infrastructure costs, utility fees, development impact fees, and value engineering opportunities to understand how engineering decisions affect project economics.
• Learn how NorthPoint delivers large-scale industrial developments by integrating engineering, environmental planning, municipal approvals, utility coordination, and construction execution into a successful development program.
