Job summary

Nscale is seeking a Development Associate to support the development of new AI data center sites across the Americas. You will run diligence workstreams, coordinate consultants, and build analysis and reporting to advance projects from site control through FID.

This role sits at the center of Nscale’s development engine and offers growth toward a development manager position. You will manage schedules, budgets, risk registers, and cross-functional collaboration with Legal, Finance, and Design

Qualifications

  • Bachelor's degree in Real Estate, Engineering, Construction Management, Finance, Urban Planning, or an equivalent discipline.
  • 1–3 years of related experience in real estate, infrastructure, construction, finance, or consulting; data center exposure a plus.
  • Strong organizational skills with the ability to manage many moving pieces across concurrent projects.
  • Strong analytical and writing skills; able to distill complex information into clear, concise summaries.
  • Proficiency in Google Suite and Microsoft Office tools; Excel/Sheets modeling skills preferred.

Job description

Nscale is seeking a Development Associate to support the development of new AI data center sites across the Americas. Reporting to the Director, Data Center Development, you will work alongside development
managers to advance projects from site control through due diligence, entitlement, and permitting to Final Investment Decision (FID). This is a high-exposure role at the center of Nscale’s development engine — you will run diligence workstreams, coordinate consultants, and build the analysis and reporting that keeps a fast-moving portfolio on track, developing the full development-lifecycle toolkit needed to grow into a development manager role.

DEVELOPMENT SUPPORT & COORDINATION
  • Support development managers advancing a portfolio of AI data center sites from origination through diligence and FID
  • Maintain project schedules, milestone trackers, budgets, and risk registers across assigned projects
  • Coordinate day-to-day with external consultants and with internal Energy and Power, Design, and Preconstruction teams
  • Prepare meeting materials, agendas, and follow-ups to keep project workstreams moving
DUE DILIGENCE & ENTITLEMENTS
  • Manage and track due diligence deliverables — title, survey, geotechnical, environmental, zoning, and utility studies — and summarize findings and risks
  • Support entitlement and permitting efforts, tracking applications, hearing dates, conditions, and jurisdiction requirements
  • Assist with site-control documentation and closing checklists in partnership with Legal
  • Research jurisdictions, utilities, incentives, and site conditions to support project decisions
ANALYSIS & REPORTING
  • Build and maintain project dashboards, status reports, and inputs to FID / capital approval packages
  • Support development budget tracking, invoice review, and cost reporting with Finance
  • Perform ad-hoc analysis on sites, markets, schedules, and costs as projects demand
  • Help standardize templates, playbooks, and reporting across the development team
QUALIFICATIONS
  • Bachelor’s Degree in Real Estate, Engineering, Construction Management, Finance, Urban Planning, or a relevant discipline, or equivalent combination of education and experience
  • 1–3 years of related experience in real estate, infrastructure, construction, finance, or consulting; data center exposure a plus
  • Strong organizational skills and attention to detail, with the ability to manage many moving pieces across concurrent projects
  • Strong analytical and writing skills; able to distill complex information into clear, concise summaries
  • Proficiency in Google Suite and Microsoft Office tools; Excel / Sheets modeling skills preferred
  • Self-starter comfortable operating with urgency in a fast-paced, ambiguous environment
  • Willingness to travel up to 15% based on business needs

The range below reflects the base salary for the position. Actual compensation may vary based on job-related factors such as skill set, experience, education, and location. In addition to base salary, this role may be eligible for bonus, equity, and/or commission programs.

SALARY RANGE

$90,000 - $160,000 USD
