Job summary

NorthPoint is seeking a Development Associate in Downers Grove, IL to support entitlements, due diligence and predevelopment tasks. You will help evaluate opportunities, establish budgets, and prepare investment materials while coordinating with internal teams.

In development and execution phases, you will track schedules, manage consultant scope, assist with bid analysis, monitor budgets, and provide regular reports to stakeholders.

Qualifications

• Bachelor's degree or equivalent in engineering, construction management, or real estate.
• 2-3 years of experience in a relevant position.
• Strong interpersonal communicator.
• Energetic, resourceful and hands-on with a service orientation.
• Detail oriented with excellent organizational skills.
• Able to work collaboratively and independently.

Responsibilities

• Support due diligence work including opportunity evaluation, entitlement analysis, market research, and investment offering preparation.
• Assist in creating and tracking development schedules, entitlements, design, permitting and land closing.
• Coordinate with consultants (civil, environmental, geotechnical, etc.).
• Organize bid processes, compare scopes of work, and track contracts and purchase orders.
• Coordinate with external project team to ensure on-schedule and within-budget delivery.
• Attend progress meetings and document field conditions.
• Track project budgets, lifecycles, and monthly draw requests.
• Provide reporting to internal and external stakeholders and coordinate with leasing on RFP responses.

What You’ll Do

Entitlements, Due Diligence & Predevelopment

• Support the internal project team with initial project due diligence work including opportunity evaluation, entitlement analysis, market research, project budget establishment and investment offering preparation
• Assist in the creation, tracking and management of development schedules including due diligence, entitlements, design, permitting and land closing
• Assist with the coordination of consultants (civil, environmental, geotechnical, etc.)
• Organize the process of identifying scope and analyzing bids from both consultants and contractors related to pre-construction site preparation
• Manage consultants and coordinate with NorthPoint team members to ensure that applications, permit submittals, and responses are delivered in a prompt manner
• Facilitate regularly scheduled progress meetings with project stakeholders throughout the development process
• Other research and analytical duties as necessary to support development execution

Development & Execution

• Organize the bidding process for consultants and contractors, including drafting scopes of work, performing initial bid comparisons, and tracking execution of contracts and purchase orders.
• Assist in coordination with an external project team, including engineers, architects, consultants, and contractors, to hold each accountable and to ensure successful delivery of the project on schedule and within budget
• Participate in regularly scheduled contractor progress meetings, conduct routine site walk-throughs to verify construction progress against reported milestones, and document field conditions.
• Assist in tracking project financial sources and uses throughout the life-cycle of the project, updating development budgets, and verifying monthly draw requests.
• Maintain, and update detailed development schedules, key milestones, and budgets across the entire project phase and provide clear reporting to internal and external stakeholders
• Coordinate closely with the leasing team to provide prompt, accurate technical and scheduling feedback to support RFP responses, tenant work letter reviews, and prospect inquiries.

Who You Are

• Bachelor's degree or equivalent experience in engineering, construction management, or real estate. A Professional Engineering (PE) license is an asset, but not required
• 2-3 years of experience in relevant position
• Strong interpersonal communicator
• Energetic, resourceful, and hands‑on individual with a strong service orientation
• Detail focused with great organizational skills
• Able to approach problems both logically and creatively
• Confident and knowledgeable when interacting with all team members & outside parties
• Able to work collaboratively as a team and independently
