Job summary

EPS Group is seeking a driven Designer II for our Land Development team to take projects from concept through construction. You will work closely with the design team on grading, utilities, and site geometry using Civil 3D, with ownership of real-world designs and opportunities to grow through mentorship.

You will contribute to site design, drafting, and QA/QC while coordinating with subconsultants and external teams, maintaining timecards, and meeting project milestones in a collaborative

Qualifications

  • Must have at least a high school diploma or GED.
  • Preferred: an associate degree in construction management or CAD/design.
  • 3–7 years of experience using Civil 3D or Land Development Desktop for site drawings.

Responsibilities

  • Identify significant site constraints.
  • Design site utilities (sanitary sewer, water, storm sewer).
  • Read maps, surveys and plans; assess grading and underground systems placement.
  • Perform basic site grading with Civil3D and determine elevations.
  • Create earthwork models and use Civil 3D for quantity calculations.
  • Prepare basic exhibits and QA/QC on redlines.
  • Format base files from external team members for land development.
  • Complete timecards accurately and on time.
  • Coordinate with external team members and subconsultants on complex design elements.
  • Perform other duties as assigned by Project Manager.
  • Achieve 85-90% billable utilization; non-billable activities include meetings and development.

AtEPS Group, great design transforms spaces into thriving community hubs. We are looking for a driven, detail-oriented Designer II to join our Land Development team, focusing on high-impact commercial projects.

In this role, you’ll collaborate closely with our design team to bring complex commercial site designs from concept through construction. Whether you're working on grading, utility layout, or site geometry in Civil 3D, you’ll have the opportunity to take ownership of real-world designs, expand your technical mastery, and grow your career in an environment that values mentorship, innovation, and collaboration.

Primary Areas of Focus
  • Site Design (include utilities and drainage)
  • Drafting
  • Internal addressing QA/QC comments
Core Responsibilities
  • Identify significant site constraints.
  • Site utility layouts for sanitary sewer, water, and storm sewer systems.
  • Read maps, surveys, and plans to note land grading, nearby structures, and other factors affecting utility and underground retention systems placement and conflicts.
  • Perform basic site grading with Civil3D to determine finished floor or pad elevations and propose site grading.
  • Generate earthwork models and utilize Civil 3D tools to perform quantity calculations and identify deep cut and/or fill areas.
  • Prepare basic exhibits.
  • Generate internal redlines on design-specific comments and perform QA/QC on redlines for plan sets and reports.
  • Format base files from external project team members for land development projects.
  • Responsible for completing timecards accurately and on time.
  • Coordinate with external team members and subconsultants on complicated design elements.
  • Perform other duties assigned by the Project Manager.
  • Achieve an 85-90% Billable Utilization Non-billable activities include company & team meetings, professional development, community involvement, innovation time, culture & engagement activities, learning, and training.
Preferred Skills and Experience
  • High School Diploma or GED
  • Associate degree in Construction Management, Computer Aided Drafting/Design, or a similar field ideal.
  • Minimum of 3 - 7 years of experience using Civil 30 or Land Development Desktop to design and prepare construction drawings for Land Development projects.
  • Expert in Civil 3D, Microsoft Office, and Bluebeam.
  • Familiar with commercial land development projects to include small to large master planned communities.
  • Familiar with submittal processes for cities and other municipalities.
  • Attention to detail, excellent communication, and multi-tasking skills.
  • Proficient understanding of municipal codes or being able to interpret them.
  • Diversified experience within various stages/design elements of a project is a plus.
  • Valid driver's license and automobile insurance.
Physical Requirements
  • Required to stand, walk, and sit.
  • The position may require a visit to project sites
  • The position requires a normal range of hearing.
  • The employee must be able to lift 40 occasionally.
  • Requires prolonged sitting with 15% of the time spent bending and reaching.
  • Must have manual desterity sufficient to operate keyboard and calculator.
  • Noise levels are consistent with a standard office environment.
