Job summary

Cobalt Recruitment is seeking an Architectural Design Manager to lead high-rise residential projects from concept through construction documentation in New York. You will coordinate with developers, engineers, consultants, and authorities to drive design and permitting for large-scale multifamily developments.

You will ensure design quality, manage CA-phase meetings, RFIs, submittals, and site visits, while guiding teams through DD and CD phases to keep projects on schedule and within budget.

Qualifications

• 3–7 years in Architecture, with heavy emphasis on ground-up high-rise multi-family developments.
• Advanced skills in Revit, AutoCAD, and Photoshop.
• Ability to lead design coordination across multiple consultants and navigate development deadlines and construction.

Responsibilities

• Design Management: ensure standards for unit layouts, common areas, and amenity programming are met and optimized.
• Consultant Coordination: lead coordination among Architect, MEP, Structural, and Civil consultants during DD and CD phases.
• Construction Administration: lead CA-phase meetings, manage RFIs and Submittals, and perform frequent site visits to maintain design intent and budget.

A family-owned real estate development firm headquartered in New York specializing in the acquisition and ground-up development of large-scale, transit-oriented high-rise residential and mixed-use projects in key urban core markets across the United States.

As an Architectural Design Manager, you will lead our high-rise residential projects from conceptual design through construction documentation, ensuring they are designed on schedule, within scope, and to our exacting quality standards. You will serve as the central point of contact, coordinating closely with developers, structural engineers, consultants, and municipal authorities to drive the successful design and permitting of our large-scale multifamily developments.

Key Responsibilities

• Design Management: Ensure standards for unit layouts, common areas, and amenity programming are meticulously executed. You will serve as the guardian of design quality, ensuring every square foot is optimized.
• Consultant Coordination: Lead the coordination between the Architect, MEP, Structural, and Civil consultants during the DD and CD phases to ensure seamless integration of preferred systems for multi-family high-rise developments.
• Construction Administration: Lead CA-phase meetings, manage RFIs and Submittals, and perform frequent site visits to ensure design intent is maintained in the field. Additionally, you will manage the comprehensive review of change orders resulting from design modifications to maintain project integrity and budget.

Qualifications

• Experience: 3–7 years in Architecture, with a heavy emphasis on ground-up high-rise multi-family developments.
• Software Proficiency: Advanced skills in Revit, AutoCAD, and Photoshop
• Leadership: Proven ability to command a meeting room, manage diverse consultant teams, and navigate the pressures of development deadlines and construction
