Job summary

Tract is seeking a Development Manager in Denver, CO to lead land development for data center campuses, coordinating with governments, engineers, and contractors.

The role focuses on site selection, diligence, master planning, zoning, permits, and infrastructure extension, requiring strong project management and communication skills to drive on-time, on-budget delivery for complex projects.

Qualifications

• Bachelor’s degree in engineering, real estate development, architecture, planning, or equivalent.
• Minimum 4 years’ experience in large-scale land development, civil engineering, site planning, and/or construction.
• PE licensure is highly preferred; data center, utility, or telecom engineering experience is preferred.

Responsibilities

• Lead site inquiry and diligence to evaluate prospective sites and risks.
• Manage multiple development projects across diverse jurisdictions.
• Oversee due diligence, entitlement, and permitting processes.
• Coordinate with stakeholders, consultants, utilities, and contractors.
• Develop master planning concepts and budgets and report progress.
• Represent Tract in interactions with local governments and communities.
