Job summary

IMM - Investors Management & Marketing is seeking a reliable Custodian/Groundskeeper to maintain the cleanliness of our property and exterior areas, perform light maintenance, and support safety and upkeep duties. You will follow OSHA standards, complete work orders, manage supplies, and ensure a professional appearance.

The role is on-site in Grand Forks, ND. Previous experience in building grounds or maintenance is helpful, and applicants must be prepared for regular outdoor work in varying

Responsibilities

• Keep grounds and building clean; remove litter; weed control; spray weeds/insects; light snow removal; sand and salt; clean exterior surfaces and doors.
• Daily upkeep of property buildings and grounds including cleaning and removing trash and dog waste.
• Complete scheduled work orders to maintain cleanliness in the facility.
• Care, maintenance and inventory of supplies and equipment owned by the property.
• Assist with light apartment maintenance.
• Complete apartment unit cleaning to prepare for tenancy.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Maintain the required property uniform and professional appearance.
• Provide courteous, efficient, and professional response at all times.
• Know and operate OSHA standards and company safety policies.
• Maintain knowledge of management company policies and property community policies.
• Utilize work order systems, update status, and close out tasks.
• Assist with preventative maintenance.
• Other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

• Responsible for daily upkeep of the property buildings and grounds which includes cleaning and removing of trash and dog waste.
• Responsible for completing scheduled reoccurring work orders to maintain cleanliness in the facility.
• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.
• Assist with light apartment maintenance.
• Complete apartment unit cleaning to make ready for tenancy.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
• Responsible for maintaining the required property uniform and always ensuring a professional appearance.
• Responsible for courteous, efficient, and professional response at all times.
• Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company safety policies.
• Responsible for thorough knowledge of management company policies and property community policies.
• Utilize work order systems for assignments, continuously updating the status of open work orders and closes out tasks once completed.
