Job summary

FirstService Residential is seeking a full‑time custodian to maintain interior and outdoor areas of our community properties. You will perform cleaning and light maintenance, manage supplies, and ensure safety and security protocols are followed daily.

The role requires ability to work extended hours, including evenings, weekends, and holidays, with a focus on customer service and professional conduct. Compensation includes benefits and 401(k) matching, with occasional travel for training.

Qualifications

• Previous custodial experience preferred.
• Effective written and verbal communication skills.
• Strong customer service, communication and interpersonal skills required.
• High school diploma or equivalent preferred.

Responsibilities

• Performs cleaning/maintenance duties: sweeping, mopping, shampooing, dusting, polishing, trash disposal, light bulb replacement, window cleaning and painting.
• Informs Supervisor of needed supplies.
• Maintains cleaning solutions per OSHA hazardous chemicals requirements.
• Removes trash and assists in emergency cleaning.
• Sets up and breaks down tables/chairs for events and meetings.
• Maintains a friendly and professional attitude.
• Inspects areas daily and reports discrepancies to Supervisor.
• Ensures security procedures and safety precautions are followed.

Job Overview:

The custodianis responsible forcleaning projects requiring advanced training anddemonstratedskill.Inspects work performed in assigned building/property(s) andsubmitsreports to the Supervisor. Positions may be indoors tomaintainthe interior of the community, outdoors tomaintainthe exterior, or a mixture of both.

Your Responsibilities:

• Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs, window cleaning and painting as needed.
• Informs Supervisor of needed supplies.
• Maintains all cleaning solutions in accordancetoOSHA requirements for hazardous chemicals.
• Removes trash from premises andassistsin emergency cleaning.
• Responsible for setting up and breaking down tables/chairs forspecial events, club meetings, and other activities occurring in the clubhouse and outdoors.
• Maintainsfriendlyand professional attitude.
• Responsible formaintainingtheappropriate levelof sanitary and cleaning supplies for assigned areas.
• Inspects all assigned areas daily and reports all cleaning and maintenance discrepancies toSupervisor.
• Ensures that security procedures are adhered to at all times.
• Ensures all safety precautions are followed while performing work.
• Maintains workingrelationshipwith building staff.
• Responsible for completing special cleaning projects on a weekly,monthlyor yearly basis as directed by supervisor.
• Maintains room inspection log sheets and monthly work log sheets to track completed assignments.
• Maintains assigned equipment in good workingcondition.
• Must keep all work areas neat,cleanand organized.
• As applicable, cleans restrooms: Sweeps and mops floors. Refills all dispensers such as hand towels, toiletpaper& handsoap. Cleans toilets, urinals, sinks, mirrors & counters. Empties/removes trash. Reports any discrepancies or deficiencies tosupervisor.
• Ability to properlyutilizenew equipment and follow safety procedures prior to using this equipment.
• Ability to strip and wax floors and extract carpets as needed.

Skills & Qualifications:

• Previouscustodial experience preferred.
• Effective written and verbal communication skills.

• High school diploma orequivalencypreferred.
• Capable of working extended hours,to includeevenings,weekendsandholidaysas necessary.
• Must be able to speak English in a clear and understandable voice so thatvarious typesof communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
• Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carryingand moving objects that can weigh up to 50 lbs. This movement can occur throughout the day.Mustalso be able to climb several flights of stairs if necessary.
• This position will alternate between working indoors in a controlled climateand withproper lighting,toanoutdoorssetting with variable climate and lighting.
• Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
• Must be able to work on more than one assignment at a time with frequent interruptions,changesand delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons,employeemust remain alert to working conditions and aware of safety, health, and environmental concerns.
