Job summary

Essential Duties and Responsibilities
  • Monitors established standards and procedures for work of custodial staff.
  • Plans work schedules to ensure adequate service.
  • Conducts formal and informal inspections, evaluates physical condition of facilities and completes weekly inspection reports to clients.
  • Submits recommendations to management for painting, repairs, relocation of equipment, reallocation of space and purchases of new equipment.
  • Reviews employee performance evaluation recommendations from subordinate supervisory personnel and/or may prepare and perform employee performance evaluations.
  • Inventories supplies and equipment daily.
  • Investigates new and improved cleaning instruments and methods.
  • Monitors Attendance Rosters of subordinate personnel.
  • Monitors schedules and coordinates vacations with his/her staff.
  • Ensures that each employee has the necessary tools and equipment and that all equipment is in safe and proper working condition.
  • Directs Assistant Managers and Supervisors in proper procedures to report all repairs to client’s facilities through client’s work order system, Maintenance Control and Information Center.
  • Ensures that each employee using company equipment does not abuse the equipment (i.e., uses the proper fuels in motor-operated equipment such as blowers, walk-behind blowers and walk-behind vacuums).
  • Assists supervisory personnel in scheduling of all projects and relief work, and in maintaining project calendar.
  • Ensures that employees using company or client’s equipment are properly trained and have proper license to operate tugs, forklifts and company equipment.
  • Performs employee counseling and takes appropriate disciplinary action as required by the Human Resources department.
  • May conduct supervisory on-the-job training and safety training.
  • Participates in the ISO business philosophy for the company. Facilitates implementation of ISO practices into daily activities of all subordinate personnel.
  • Sets the standard for providing continuous quality services to the client.
  • Must be certified as an ISO auditor by attending a 2-day training seminar.
  • Assists the Assistant Facility Manager and/or Facility Manager in the coordination of the Safety Committee objectives and purposes. Provides input and direction into the development, implementation and follow through of the local safety program and implementation of all safety programs as adopted by the Company.
Supervisory Responsibilities
  • Manages Custodial Supervisors who are responsible for the work performance of custodians during their respective shift in the Custodial Department. Is responsible for the overall direction, coordination and evaluation of this unit.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include: training employees; planning, assigning and directing work; appraising performance; addressing employees’ and client’s complaints and resolving problems.

Education and Experience

High school diploma or general education degree (GED) preferred. A minimum of five (5) years of related experience within the last seven (7) years in a similar service related position.

Language Skills
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of clients, employees of organization or general public.
  • Must have the ability to give and receive clear instructions to perform the responsibilities of the job.
  • Ability to speak multiple languages is a plus.
Mathematical Skills

Ability to add and subtract two-digit numbers and to multiply and divide with 10s and 100s. Ability to perform these operations using units of American weight, measurement and volume.

Reasoning Ability

Ability to define problems, collect data, establish facts and draw valid conclusions. Must have the ability to make decisions that are practical and well thought out relying on short and long-term memory capabilities.

Certificates, Licenses, Registrations

All licenses and industry certifications as required by local and/or state jurisdictions. A valid Driver's License is required and a valid Commercial Driver's license is a plus.

Other Skills and Abilities

Ability to operate all trade tools and equipment. Must have experience or knowledge of the various cleaning techniques as defined by the industry.

Physical Demands

Frequent walking, standing, and lifting/carrying < 20lbs. Occasional Sitting, lifting/carrying 20-50+lbs, stooping, bending, squatting, crawling, crouching, pushing/pulling, climbing, balancing, and reaching with arms and hands.

Work Environment

Continuous work near moving, mechanical parts, and noise level is loud. Frequent exposure to outdoor weather conditions, and frequent work near and/or around fumes or airborne particles. Occasional work in high places, and exposure to toxic or caustic chemicals.

Highly Essential Functions of Role
  • Driving vehicles (company vehicles, forklift, manlift, scrubber, golf carts, etc.).
Somewhat Essential Functions of Role
  • Irregular hours, working alone, working as group, high-speed performance, emergency stress situations, and meeting essential deadlines.
