Job Requirements

The Custodial/Maintenance Supervisor oversees the custodial and maintenance staff and is responsible for the appearance, cleanliness, safety, and upkeep of District buildings and grounds. Supervisory authority extends to all custodial, maintenance, and sweeper personnel within the schools, along with other activities assigned by the Director of Buildings and Grounds. The position works across all District sites, reports to the Director of Buildings and Grounds, and remains responsive to the direction and vision of each Building Principal. The role is highly visible and requires daily contact with building administration, office staff, District personnel, and outside vendors. The position carries 24 hour on-call responsibility for alarm response and emergency work, including after-hours, weekends, and holidays.

Job Qualifications
  • High School Diploma or equivalent.
  • Five years of maintenance experience within a school district or a large multi-building operation, including a minimum of three years in a supervisory role preferred.
  • Valid Illinois driver's license.
  • Availability for 24 hour on-call response to emergencies and unplanned work.
  • Certification or licensure in HVAC, electrical, plumbing, or boilers preferred.
  • Demonstrated staff management, organizational, and leadership skills.
  • Strong written and verbal communication skills, including the ability to read and write in English.
  • Proficiency with computerized energy management systems, facility management software, spreadsheets, word processing, and databases.
  • Ability to read blueprints and construction specifications.
  • Ability to work effectively with a variety of people in a highly diverse environment.
  • Alternatives to the above qualifications that the Board finds appropriate and acceptable may be approved.
Direct Supervisor

Director of Buildings and Grounds, may receive assignments from administrative personnel as required or assist with special projects as assigned by District administration.

Essential Functions & Responsibilities
  • Demonstrate support of the Oak Lawn-Hometown School District #123 Strategic Framework.
  • Uphold the established Board of Education policies, regulations, and administrative procedures.

Supervision and Staff Management

  • Supervise custodial and maintenance staff, including direction of work, re-direction, discipline, and assistance with evaluation of personnel.
  • Supervise and instruct staff in the performance of maintenance functions.
  • Organize and assign the work force to establish optimum efficiency in cooperation with the Director of Buildings and Grounds.
  • Manage the organization and assignment of work order tickets to maintenance and custodial team members.
  • Assist with hiring, training, and the assignment of substitute personnel.
  • Assist in administering in-service and other training programs required for the safe and efficient conduct of Buildings and Grounds operations.
  • Provide custodial staff with technical information and assistance relating to services, products, and performance standards.
  • Establish and maintain effective, productive working relationships with supervisors, co-workers, and the school community.
  • Demonstrate professionalism and contribute to a positive work environment.
  • Assist in upholding the duties of the Director of Buildings and Grounds in their absence.

Operations and Quality Control

  • Conduct daily tours of District facilities to assure quality control, cleanliness, and security of the premises.
  • Establish quality control methods and inspections in coordination with the Director of Buildings and Grounds.
  • Exercise independent judgment and formulate work procedures within the limits of the position to accomplish assigned tasks.
  • Interpret and apply directives relating to worker health and safety.
  • Keep the Director of Buildings and Grounds informed of all employee concerns, maintenance problems, and matters such as personnel actions, staffing, scheduling, methods, materials, and equipment.
  • Prepare reports and maintain accurate records, including files for plans, specifications, manuals, and warranties related to assigned buildings and sites.
  • Plan, schedule, and coordinate summer maintenance programs.
  • Assist in evaluating new products, equipment, and work methods.

Maintenance and Facilities

  • Monitor HVAC and Building Automation Systems during assigned hours, making necessary adjustments.
  • Perform preventive maintenance and routine checks on all buildings, machinery, and equipment, including boilers, motors, pumps, and compressors.
  • Maintain heating plants at optimum levels in coordination with the Director of Buildings and Grounds.
  • Maintain electrical systems, plumbing systems, and all District buildings and grounds in coordination with the Director of Buildings and Grounds.
  • Oversee custodial service support programs, including equipment repair, replacement, and safety.
  • Oversee the inventory of maintenance and custodial supplies and assist with the purchase of supplies and equipment.
  • Coordinate outside contractor support when needed, within the limits established by the Board and according to procedures established by the Superintendent.
  • Assist in preparing plans and specifications for major maintenance projects, remodeling of facilities, and site work within the capabilities of staff.
  • Oversee the removal of snow and ice from walks and other designated areas.
  • Maintain clean and orderly maintenance shops and storage spaces.
  • Respond to alarm calls, including burglary, fire, and high temperature alarms, after-hours, on weekends, and on holidays.
  • Perform other custodial and maintenance duties as required or assigned by the Director of Buildings and Grounds.

General

  • Communicate regularly with building administration and office staff regarding cleaning, event setup, and special accommodations.
  • Maintain confidentiality of student records, staff information and program documentation.
  • Communicate and cooperate with colleagues, students, parents/guardians, and the community as needed to meet professional standards.
  • Participate in department meetings, professional development, workshops, and other responsibilities as assigned by the Director of Buildings and Grounds or designee in accordance with the Board of Education.
  • Utilize time management techniques to organize and prioritize work.
  • Regular attendance and/or physical presence at the job.
Required Knowledge, Skills, and Abilities
  • Knowledge of HVAC and refrigeration systems, including boilers, chillers, pumps, motors, air handling units, compressors, rooftop units, and automation systems.
  • Knowledge of carpentry, electrical, and plumbing work.
  • Knowledge of safety practices and OSHA requirements.
  • Knowledge of construction standards and the ability to interpret construction documents.
  • Knowledge of grounds maintenance and athletic field maintenance.
  • Knowledge of Health Life Safety practices in schools.
Physical Demands
  • Ability to walk and stand for prolonged periods and perform work requiring physical dexterity.
  • Ability to lift up to 50 pounds.
  • Ability to bend, stoop, kneel, crawl, climb, push, pull, and sit.
  • Ability to work on uneven or slippery surfaces.
  • Ability to climb and work from ladders.
  • Must be able to meet the essential requirements with or without reasonable accommodations.
Work Environment
  • Assigned work hours are variable. Start times, shift length, and days of work may be adjusted based on District needs, seasonal demands, scheduled events, and the supervision requirements of the team.
  • Duties vary and are performed in both indoor and outdoor settings, including exposure to seasonal weather conditions.
  • Travel to various sites within the District and other locations is expected based on District needs.
  • Requires availability for after-hours, weekend, and holiday response to alarms and emergencies.
Terms of Employment
  • Status: District Staff, Non-Union, Exempt
  • Months/Year: 12 months
  • Salary: $65,000 - $75,000/yr commensurate with experience

Performance in this position will be evaluated at least annually by the Director of Buildings and Grounds or designee in accordance with the Board of Education's policy on Evaluation of Professional Personnel.
