Job summary

Urban Self Storage is seeking a Part-Time Cover Manager to oversee day-to-day operations across Pierce County facilities. You will lead operations, support teams, and ensure excellent customer service while handling customer accounts and delinquency actions.

This role requires flexibility to work weekends and holidays as needed. The position offers approximately 30 hours per week, with compensation in the $19.00–$21.00 hourly range and eligibility for monthly bonus opportunities based on

Are you a motivated leader looking for your next career opportunity? Urban Self Storage is seeking an experienced and adaptable Part-Time Cover Manager to join our team. This dynamic role is ideal for a results-driven professional who thrives in a fast-paced environment and enjoys supporting multiple locations.

As a Cover Manager, you will provide operational and leadership support across our Pierce County, WA facilities, helping ensure exceptional customer service, strong team performance, and smooth day-to-day operations.

This position Part-Time position offers approximately 30 hours a week.

Responsibilities:

• Manage day-to-day operations of a self-storage facility
• Ensure the property is clean, safe, and well-maintained, including tasks such as sweeping, dusting, mopping, trash pickup, changing light bulbs, pulling weeds, and ensuring all aspects of the facility are in working order
• Handle customer accounts, including delinquency actions, overlock placement, lock cutting/drilling for delinquent units in accordance with company procedures, and lock removal at customer request
• Tour storage spaces and assist customers throughout the rental process
• Manage daily deposits, cash counts, and petty cash
• Collaborate positively with team members and leadership
• Manage assigned KPIs to meet budget, occupancy, and rental goals
• Deliver exceptional customer service through professional in-person, phone, and email communication
• Work closely with Store Manager to improve overall operations and accomplish company objectives

Qualifications & Skills:

• Ability to work weekends and holidays as business needs require
• Proficiency using computers, mobile devices, Microsoft Office, Google Workspace, and property management software, including accurate data entry and management of digital customer records.
• Possession of a valid driver’s license and reliable personal transportation
• Prior management or leadership experience preferred
• Strong listening skills and ability to follow direction
• Ability to manage multiple priorities in a fast-paced environment

Essential Job Functions & Physical Requirements:

• Ability to lift, carry, push, and/or move up to 50 pounds
• Ability to stand and walk for extended periods throughout the workday
• Ability to regularly walk the property to conduct inspections, security checks, and assist customers
• Ability to bend, kneel, climb ladders, and perform general facility and maintenance-related tasks
• Ability to safely operate hand tools and power tools, including drills and lock-cutting equipment, to perform delinquency enforcement procedures, customer-requested lock removals, and other facility maintenance tasks
• Ability to work indoors and outdoors in varying weather conditions
• Ability to operate computers, tablets, phones, and standard office equipment for extended periods
• Ability to read computer screens, review digital records, and complete data entry and typing tasks accurately
• Ability to learn and utilize property management software, communication platforms, and other business systems necessary for daily operations

Compensation:

• $19.00 - $21.00 per hour
• Eligible for monthly bonus opportunities based on performance and company programs.
