Job Description
As a Controls Project Manager for our HVAC division, you will act as the on‑site project leader to plan, execute, and complete control systems projects with assigned customers under general direction.
You will be responsible for the overall financial results of assigned projects, including costs, billings, collections, and maintaining a balance between customer satisfaction and profitability.
Key Responsibilities
- Provide work direction to subcontractors, electrical installers, technicians, designers, and administration as necessary.
- Plan, execute, and complete hardware design, system programming, installation coordination, system and network commissioning, and project closeout.
- Act as the primary on-site leader for execution teams on assigned projects.
- Develop project schedules and execute them according to plan.
- Evaluate the contractual scope of work and the impact of client‑issued bulletins, field directives, or scheduling changes.
- Actively pursue additional work through change orders and associated cost estimates, proposals, and price negotiations.
- Manage costs, billings, and collections; complete accurate project billings in a timely manner to maintain profitability and positive cash flow.
- Review and interpret contract terms and conditions.
- Analyze financial reporting systems and project schedules to proactively address potential problems.
- Effectively communicate project progress, issues, and financial status to management as required.
- Utilize Microsoft Project to execute and evaluate job progress, risks, and recovery plans.
- Resolve disputes with minimal need for escalation and ensure project documentation follows contract requirements.
- Ensure project construction complies with specifications, local codes, and installation techniques.
- Manage the selection, ordering, and delivery of materials to be procured for the project.
- Develop and maintain long‑term relationships with customers, consultants, prime contractors, and subcontractors.
- Coordinate with the HVAC Installation Manager, Systems Team Leader, Systems Engineering Leader, and/or Branch Mechanical Project Team Leader for resource allocation.
- Ensure engineering and commissioning performed by the field team meets established standards.
- Facilitate escalation of product‑related problems.
- Adhere to all safe‑hood standards and maintain consistent project management procedures.
- Assist in cash collection as needed and secure pricing and availability from outside vendors, including mechanical and electrical subcontractors.
- Request bids, negotiate, prepare, and issue subcontracts; oversee subcontractor payment and billing processes.
Qualifications
- Minimum of an associate’s degree with four years of field experience or six years of equivalent related field experience in the construction industry.
- Prior commercial building construction and design experience.
- Excellent communication and organization skills, ability to lead projects, and proven verbal and written communication skills.
- Technical ability to communicate complex material to a non‑technical audience.
- Computer proficiency in Windows, Excel, and other relevant tools.
- Knowledge of project accounting, costing principles, and contracting.
- Preferred Bachelor’s degree in construction management or equivalent with six years field experience in the HVAC or Building Automation industry.
- Experience preparing reports for upper management regarding project status.
- High regard for employee and subcontractor safety.
- PMP certification (preferred).
