Job summary

Open Control Systems, a member of the Envelop Group, seeks a Controls Project Manager to oversee HVAC projects from design to commissioning and closeout.

You will develop comprehensive plans, manage budgets and schedules, coordinate materials and subcontractors, and lead weekly meetings with customers and internal teams. Strong communication and problem-solving skills are essential. Experience reading drawings and maintaining documentation is required.

Qualifications

  • Bachelor's degree in project management or equivalent training and experience.
  • 4+ years of project management experience in HVAC controls.
  • Strong knowledge of HVAC and building control systems.
  • Experience reading mechanical and electrical drawings.
  • Strong communication, presentation, training, and technical writing skills.
  • Proficient in Microsoft Office, WebCTRL, AutoCAD, and various operating systems.

Responsibilities

  • Create and maintain comprehensive project plans including budget, timeline, materials, and resources.
  • Direct the pre-construction planning process, accurately scope length and difficulty of tasks, develop schedules, anticipate and adjust for problems and roadblocks.
  • Procure and coordinate materials, equipment, and subcontractors to maximize project profitability.
  • Read, review, and follow project related documents such as contracts, blueprints, drawings, project scope, budgets, deadlines, and sequence of operation for proper execution.
  • Serve as the primary escalation point for project risks and scope changes, facilitating solutions and plan adjustments as necessary.
  • Maintain clear communication with all stakeholders including customers, subcontractors, and internal teams.
  • Lead weekly internal and customer-facing project meetings. Prepare and deliver presentations on project status and outcomes.
  • Ensure all projects are managed in alignment with proposals, specifications, and customer expectations. Provide input and recommendations to the sales team to enhance estimation accuracy.
  • Coordinate all project closeout requirements including graphics, start up, punch list, O & M manuals, as-builts, etc. Conduct owner training as required. Coordinate all warranty requirements with the service department.
  • Develop strong relationships with the customer's on-site management team so that we are requested to return for additional work. Participate in sales activities with assigned customers in order to procure work.
  • Responsible for project cash-flow management: progress billing, collections support and monitoring, and resource management.
  • Ensure that all project documentation is up to date and accurate, including project scope, plans, specifications, reports, and other project-related documents.

Job description

The Controls Project Manager oversees and communicates project progression from inception to completion including design, permits, material delivery, labor schedules, and field installation. This role is responsible for developing comprehensive project plans, keeping projects on schedule and within budget, coordinating change orders, and maintaining overall customer satisfaction.

What you'll do:

Required skills, knowledge, and experience:
  • Bachelor's degree in project management or equivalent training and experience in a similar field.
  • 4+ years of project management experience in the HVAC controls industry.
  • Strong knowledge of industry engineering fundamentals and understanding of HVAC and building control systems.
  • Extensive knowledge of heating, ventilating, and air conditioning systems, control systems, building automation, electrical systems, energy management, engineering, installation, management, and construction procedures.
  • Ability to handle multiple tasks simultaneously and willingness to accept responsibility and accountability.
  • Experience reading and interpreting mechanical and electrical drawings.
  • Strong communication, presentation, training, and technical writing skills.
  • Proficient in Microsoft Office, WebCTRL, AutoCad, and various operating systems.
  • Proven track record of completing jobs on schedule and achieving full customer satisfaction.
Physical Demands:
  • Work is performed in a combination of an office environment which, requires the ability to operate standard office equipment and keyboards; and on job sites, which requires the ability to work in a variety of circumstances, including but not limited to standing, walking, bending, kneeling, crouching, crawling, climbing ladders, scaffolds, and high-lift equipment; working in ducts, crawl spaces, roofs, basements, above ceilings, and in outside/inside/heat/cold/day/night conditions.
  • Specific vision abilities required include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • May be required to satisfy requirements imposed by specific projects, customers, or company.
  • Must be able to use hand tools, laptop, email, smartphone, and tablet.
  • Must be able to carry and move equipment and tools weighing up to 25 pounds unassisted.
