Job summary

Fujitec America is seeking a Contracts Attorney to review, revise, and negotiate commercial contracts for elevator installation, modernization, and maintenance projects. This role requires independent judgment and the ability to balance business interests.

You will serve as a liaison between Fujitec and contractors, resolve disputes, draft standard terms, explain contract terminology plainly, and manage COI requests and lien considerations. Some travel and passport renewal may be required.

Qualifications

  • Bachelor’s in accounting and business or contract law required.
  • Minimum 3 years in construction contract analysis and administration.
  • Valid driver’s license with satisfactory MVR.
  • Valid passport and ability to travel abroad.
  • Local Travel Expectations: 5%.

Responsibilities

  • Review, revise, and negotiate commercial contracts for elevator installation, modernization, and maintenance services.
  • Prepare amendments, incorporating business decisions and judgments into language satisfactory to protect Fujitec America’s interests.
  • Act as the go-between for Fujitec and contractors to align expectations and resolve issues.
  • Provide conflict resolution services for both parties and resolve disputes quickly.
  • Draft terms and conditions for standard company contracts.
  • Explain contract terminology to clients in plain language.
  • Review lien waivers and advise on filing liens against customer property for nonpayment.
  • Negotiate contract terms and interpretations with concentration and business judgment.
  • Provide legal training to the sales team and support client relations.
  • Analyze impact of contract changes and related liability before presenting closing options.
  • Coordinate COI requests with insurance brokers to procure appropriate COI per contract.
  • Prepare Tealbook diversity spend reports for Fujitec customers.

Position Overview

To review, revise, and negotiate commercial contracts as well as provide conflict resolution services for both parties. This position exercises discretion and independent judgment with respect to matters of significance.

Essential Duties
  • Review, revise, and negotiate commercial contracts for elevator installation, modernization, and maintenance services. Prepare amendments, incorporating business decisions and judgments into language satisfactory to protect the company’s best interests.
  • Act as the “go-between” for both Fujitec and contractors to represent and communicate both their expectations. Bring parties together to determine the best ways to resolve issues.
  • Provide conflict resolution services for both parties and work to resolve disputes quickly.
  • Draft terms and conditions for standard company contracts.
  • Clearly explain contract terminology to clients and other interested parties in simple, everyday language.
  • Review lien waivers and advise regarding the filing of a lien against customer property due to nonpayment.
  • Use a relatively high degree of concentration to verbally negotiate contract terms and contract interpretations utilizing moderate to high level business judgment.
  • Provide legal training to the sales team, and facilitate internal and external client relations by listening to disputed terms and identifying the best solution.
  • Analyze the impact of making changes to a contract and any liability issues that may result before presenting potential means of closing issues or claims.
  • Act as point person for Certificate of Insurance (“COI”) requests from customers, and liaise with Fujitec’s insurance brokers to procure the appropriate COI per customer contract.
  • Prepare Tealbook diversity spend reports for Fujitec customer Freddie Mac.

Job Qualifications and Requirements
  • Education: Bachelor’s in accounting and business or contract law.
  • Experience: Minimum 3 years in construction contract analysis and administration.
  • Requires a valid driver’s license and a satisfactory Motor Vehicle Report.
  • Requires a valid passport and the ability to travel abroad.
  • Local Travel Expectations: 5%.

Work Environment and Expectations

Job duties are performed mainly within an established office environment under normal lighting and climate‑controlled tolerances. The noise level in the work environment is usually low to moderate.

Requires prompt, reliable, regular, and in‑person attendance at the office to oversee shared services functions and/or employees, normally achieved by working standard business hours.
