Addison Group is seeking an AR Consultant focused on Property and Affordable Housing in Arlington, VA with hybrid flexibility. The contract spans 4–8 months, offering $38-$44/hour and benefits including medical, dental, vision, and 401(k).

You will review tenant receivables, resolve AR issues, and partner with compliance to ensure accuracy and regulatory alignment. Candidates should have 5–8 years in the affordable housing sector, strong GAAP knowledge, and proficiency with property management

Qualifications

• 5–8 years of experience in affordable housing accounting or consulting.
• Direct affordable housing experience with LIHTC, HUD, Section 8 PBRA, or similar.
• Strong knowledge of GAAP, accrual accounting, revenue recognition, HUD requirements.
• Experience reviewing ledgers, reconciling balances, and resolving discrepancies.
• Proficient with property management systems; RealPage OneSite preferred.
• Ability to identify AR issues, system errors, and billing variances.
• Working knowledge of HUD Handbook, LIHTC compliance, and audit support.

Responsibilities

• Perform detailed reviews of tenant receivable balances for accuracy and collectability.
• Analyze and resolve AR issues: aged balances, ledger errors, unapplied cash, and disputes.
• Reconcile resident activity to general ledger and AR subsidiary ledger; resolve variances.
• Investigate causes of discrepancies and propose corrective actions.

• Review rent increases and related activity for potential errors in receivables.

Job description

Position Title: AR Consultant (Property / Affordable Housing focus)

Location: Arlington, VA - hybrid flexibility

Assignment Type: 4-8 month contract

Compensation: $38-44/hr

Benefits: This position is eligible for medical, dental, vision, and 401(k).

Requirements:

• 5-8 years of experience in the affordable housing industry, including significant property accounting experience, preferably as a property accountant, affordable housing accounting professional, or consultant.
• Direct affordable housing experience is required, with exposure to LIHTC, HUD-assisted, Section 8 PBRA, PHA, USDA Rural Development, mixed-finance, or mixed-income properties.
• Strong knowledge of GAAP, accrual accounting, revenue recognition, HUD accounting requirements, and tenant accounts receivable.
• Experience reviewing general ledgers, reconciling balances to supporting detail, and identifying and resolving accounting discrepancies.
• Proficiency with property management and accounting systems required
• RealPage OneSite experience strongly preferred.
• Ability to identify and resolve AR issues, including system errors, incorrect charge codes, unapplied cash, resident ledger discrepancies, and billing variances.
• Working knowledge of HUD Handbook requirements, LIHTC compliance, tenant documentation, repayment agreements, bad-debt treatment, and audit support requirements.

Job Description:

• Perform detailed reviews of tenant receivable balances to determine the cause, accuracy, and collectability of outstanding amounts.
• Analyze and resolve a variety of affordable housing AR issues, including:
• Aged tenant receivables and outstanding balances
• Resident ledger errors and duplicate charges
• Security deposit discrepancies
• Unapplied cash receipts
• Incorrect or disputed subsidy billings
• Other portfolio-specific receivable discrepancies
• Reconcile resident account activity to the general ledger and compare the AR subsidiary ledger to the trial balance to identify and resolve variances.
• Reconcile security deposit balances to applicable trust accounts and compare tenant balances against collection agency reporting.
• Investigate the underlying causes of receivable discrepancies and develop recommendations for corrective action, including account adjustments, write-offs, collection strategies, and process improvements.
• Partner with affordable housing compliance teams to investigate receivable issues associated with certification errors, subsidy processing, repayment agreements, documentation deficiencies, and other compliance-related matters.
• Review rent increases and related account activity to identify potential errors, inconsistencies, or impacts on tenant receivables.
• Apply strong knowledge of affordable housing accounting principles, recognizing that receivables may be affected by tenant certifications, subsidies, utility allowances, retroactive adjustments, compliance requirements, and other program-specific factors.
• Develop clear findings, recommendations, and supporting deliverables that improve AR accuracy, compliance, collection effectiveness, and long-term receivable management.
