Qualifications

SUPERINTENDENT
POSITION DESCRIPTION
Position Summary

The Superintendent is responsible for coordinating and supervising all phases of the field work performed by subcontractors and vendors in constructing and/or rehab high density residential and mixed use projects. The position reports to the Project Manager or Vice President of Construction. This position works directly with the Project Manager and other Lockwood team members in ensuring the timely and safe completion of projects and delivery of high-quality product.

Essential Functions/Responsibilities
  • Develops and maintains working relationships with the project’s building officials and inspectors and is responsible for scheduling all required jurisdictional inspections and testing.
  • Identifies and makes recommendations to Project Manager regarding project risks including safety/loss control, subcontractor/supplier issues, site conditions and logistics, scheduling, change orders, and document conflicts.
  • Supervises and monitors work of all hired trades and Lockwood employed Assistants and laborers.
  • Reviews all subcontractor and vendor progress payment requests prior to the final processing of billing. This is likely to be done through ProCore with the Project Managers inputting the completed values with Superintendent assistance.
  • In ProCore document all change events and work with Project Managers to close out all change events within 30 days. It is the Project Managers responsibility to finalize all cost with the Superintendent.
  • Provides noticing to all non-performing sub-contractors, when necessary, requests termination and the hiring of replacements.
  • Prepares punch lists and ensures completion of all related work prior to inspections and product acceptance.
  • Inspects subcontractor’s work to ensure that it meets subcontracted obligations and Company quality standards.
  • Creates, maintains and updates project schedules using Microsoft Project as they relate to work in progress and the completion of project. Distributes schedule updates to the project subcontractors and vendors and provides schedule updates to the Lockwood project team. Ensure tasks are finished accordingly. Schedules to be maintained in ProCore.
  • Holds weekly safety and subcontractor meetings, maintains minutes of such meetings in ProCore.
  • Ensures the timely ordering, delivery and storage of materials and parts necessary to construct and complete the project in accordance with the project schedule.
  • Monitors subcontractor compliance with project safety policies and program. Manages the site condition to ensure a safe work environment. Violations to be issued using ProCore.
  • Reviews plans to identify mistakes and inconsistencies and make recommendations on how to resolve such issues.
  • Ensure that documentation and paperwork are organized within the filing system set forth by Company policies and practices. ProCore is heavily used at Lockwood, all documents should be located in ProCore and on the network drive.
  • Works with Company hired third party consultants and inspectors. Schedules third party inspections of work in progress and ensures responses to any exceptions or punch list items noted by the consultants and inspectors.
  • Participates in Company-provided training such as safety, non-discrimination, and harassment prevention.
  • Comply with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Responsible for closing out daily reports in ProCore verifying that they are correctly filled out capturing the day’s activities, deliveries, issues, inspections and visitors.
  • Verify Assistant Superintendents are properly documenting daily activities in ProCore tools such as observations, inspections, daily logs, photos, punch list and so on.
  • When so required using ProCore issue RFI’s, verify Submittals are current and instructions, notes as well as manufacture instruction are being followed.
  • Embrace technology when presented and implemented.
  • Utilize the Team to help with schedule updating, daily reports and documentation, each project has Project Engineers, Assistant Supers and Project Managers. It takes a team to build a project.
  • All other duties as assigned.
  • Professionalism - full ownership and buy in of the assigned projects and consummate accountability for all aspects of the projects. Project Superintendents display leadership, poise and determination to succeed regardless of obstacles or stresses that will arise.
  • Attitude - always remain focused on solutions, never excuses. Project Superintendents display a "can do" attitude and always lead by example in doing "whatever it takes," to get the job done on time, on budget and exceeding expectations.
  • Appearance - taking pride in appearance. This consists of collared shirts or Lockwood gear, dress pants unless in the field in which blue jeans without holes may be worn with personal protective equipment (PPE) required while also maintaining good personal hygiene.
  • Customer Service - ensure the client is satisfied and always putting the best foot forward. Create a team environment with all stakeholders on the project including, but not limited to owners, clients, building management, building engineers, tenants, and property managers. Written letters of recommendation are expected.
  • Project Scope - ability and mastery to read interpret and implement all plans specifications and finite details in the building construction realm. Project Superintendents enforce the scope of work and ensure all aspects of the project are legal, code compliant, built within with confines of building site rules, local regulations and constraints. Projects are to be completed to the highest level specified or better with no exceptions.
  • Scheduling - consistent attention to the project schedule and maintaining oversight to avoid negative slip. Always study and strive to create efficiencies and complete projects faster.

Education and/or Experience
  • Bachelor’s Degree in Construction Management, Engineering, Architecture or equivalent is required.
  • Five years of experience working as a superintendent may be considered in lieu of a Bachelor Degree.
  • Minimum 3 years of experience in the multi-family construction industry is required.
  • Ability to use a personal computer and have a working knowledge of Microsoft Project, Word, Excel and ProCore.
  • Ability to communicate well in English both written and verbally.
  • Ability to use general office equipment, such as telephone, fax machine, printer, scanner and copier.
  • Knowledge of construction procedures, building codes, construction procedures, and rough trade work.
  • Knowledge of federal, state and local codes for Handicap, Fair Housing, ANSI, etc.
  • Excellent customer service and interpersonal skills; ability to relate to others.
  • Strong organizational and time-management skills.
