Job summary

Qualifications

  • 6+ years of commercial/industrial construction with 2+ years federal experience; HS diploma.

Responsibilities

  • Provide detailed daily reports with photos on progress, materials, and safety.
  • Maintain project master schedule and 2-3 week look-ahead planning.

Job description

The Superintendent is responsible for on-site scheduling, layout, direction, coordination, and completion of governmental construction project consisting of roof and HVAC system replacement. This role requires strong leadership, technical skills, and a focus on safety and client satisfaction. The Superintendent will oversee the construction process from conceptual development to project completion, ensuring adherence to project timelines, quality standards, and safety regulations. This position is fully onsite and will report to the Program Manager.

Key Responsibilities:

  • Maintain a Safe Work Environment: As the on-site leader, ensure all safety protocols are followed to protect workers and contractors. This includes enforcing safety standards compliant with OSHA regulations.
  • Safety Training & Meetings: Conduct and attend safety briefings, such as tailgate/toolbox meetings and government progress/production meetings, to ensure awareness and adherence to safety practices.
  • Coordinate Subcontractors & Vendors: Manage subcontractors and vendors, ensuring their work aligns with project schedules and quality standards. Address any issues related to performance, resources, or safety on a real-time basis.
  • Maintain Controlled Documentation: Ensure all project documents, including drawings, specifications, and contracts, are up-to-date and properly archived. Discard obsolete documents to prevent their accidental use.
  • Daily Reports: Provide detailed daily reports with pictures covering construction progress, workforce deployment, material usage, safety issues, and any other project- related activities.
  • Regular Meetings: Conduct or attend project meetings to review progress, address concerns, and coordinate work activities. This includes project updates, quality control meetings, and client-specific discussions.
  • Recordkeeping for Compliance: Ensure all documentation complies with federal and local regulations, including the collection and submission of Certified Payroll Reports to meet Davis-Bacon/Prevailing Wage requirements.
  • Documentation & Reporting: Maintain and manage controlled documents, record events, and provide daily reports on project status, incidents, and safety observations.
  • Layout & Design Verification: Use project drawings to perform layout work and verify the accuracy of layouts performed by other teams. Ability to read, scale, interpret, and understand project drawings and specifications. Ensure that all site installations follow approved specifications and drawings.
  • Technical Problem-Solving: Troubleshoot technical issues and provide solutions to complex problems in construction methods, equipment, or materials.
  • Material & Equipment Management: Oversee the delivery and proper use of materials, tools, and equipment, ensuring quality and productivity standards are met.
  • Team Leadership: Supervise subcontractors, vendors, and construction teams, ensuring quality workmanship and compliance with project specifications.
  • Communication: Communicate regularly with the Project Manager, client, subcontractors, architects, engineers, and other stakeholders to monitor and coordinate project phases.
  • Background Checks & Training: Additional background checks, certifications, or training may be required based on client demands or evolving project needs.
  • Schedule Management: Maintain and monitor the Project Master Schedule, issue 2-3 week look-ahead schedules, and ensure alignment with project goals.
  • Quality Control: Ensure all work complies with approved submittals, RFIs, and As-Built documentation. Identify and address non-conformances promptly.
  • Subcontractor Oversight: Ensure competent subcontractor personnel are on-site and performing as required, with routine communication to ensure schedule adherence.
  • Close-Out Documentation: At project completion, gather and organize close-out data (e.g., warranties, equipment manuals, and O&M instructions) for submission to the Project Manager.

Working Conditions:

  • Full-time, on-site position with a requirement for regular physical presence on the construction site.
  • Occasional travel may be required for project-related needs, site visits, or inspections.

Job Requirements

  • Must have and maintain an active DoD Secret clearance.
  • Valid Driver's License
  • Valid OSHA 10 or better or ability to get within 30 days
  • Valid CPR Certification or ability to get within 30 days
  • Valid EM 385-1-1 Certification or ability to get within 30 days
  • 6+ years of commercial/ industrial construction experience with 2+ years of federal construction experience or a combination there of.
  • Candidates must have a High School diploma. Must have good communication (either verbal, emails, reports, etc.) and computer skills.
