Job summary

Gulfwind Homes, a luxury custom home builder based in Dunedin, Florida, is seeking an experienced Construction Purchasing Manager to lead purchasing, procurement, vendor management, and cost control for residential projects.

The role involves reviewing plans, evaluating bids, negotiating pricing, managing contracts and POs, maintaining budgets, and ensuring timely material deliveries. Familiarity with Buildertrend, QuickBooks, Excel, and modern tech is a plus.

Qualifications

• 5+ years of residential construction purchasing/procurement experience.
• Strong knowledge of construction plans, materials, labor, and subcontractor scopes.
• Proven bid evaluation, negotiation, and vendor-management experience.
• Strong organizational, analytical, and cost-control skills.
• Buildertrend experience preferred.
• Strong QuickBooks and Excel skills.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects, deadlines, and priorities.
• Technology-minded with a focus on process improvement.

Responsibilities

• Review construction plans and specifications to determine material and labor requirements.
• Obtain, compare, and negotiate vendor and subcontractor bids.
• Select and maintain a strong network of qualified vendors and contractors.
• Manage contracts, scopes of work, purchase orders, and purchasing documentation.
• Establish and maintain project budgets and bid pricing.
• Monitor project costs and identify cost-saving opportunities.
• Review and incorporate change orders into project budgets.
• Coordinate selections, orders, deliveries, returns, and exchanges.
• Maintain accurate purchasing and cost information in Buildertrend and QuickBooks.
• Collaborate with Product Development, Design, Construction, and Accounting on pricing and budgets.
• Track deliveries, resolve purchasing issues, and ensure materials meet project specifications.
• Implement technology, automation, and AI to improve purchasing efficiency.

About the Role

We are seeking an experienced Construction Purchasing Manager to lead purchasing, procurement, vendor management, and cost control for our residential construction projects.
