The Hybrid PM/Superintendent serves as the primary point of contact for owners, architects, consultants, subcontractors, and field personnel while ensuring projects are delivered safely, on schedule, within budget, and in accordance with all contract, quality, and code requirements. This individual will drive project planning, documentation, subcontractor coordination, logistics, schedule management, quality control, safety compliance, and client relations throughout the project lifecycle.

Primary ResponsibilitiesProject Management

• Lead projects from preconstruction through turnover and warranty.
• Develop, maintain, and update project schedules utilizing CPM scheduling principles.
• Manage project budgets, forecasts, cost controls, and financial reporting.
• Prepare and administer subcontracts, purchase orders, change orders, and vendor agreements.
• Review and process RFIs, submittals, shop drawings, and procurement logs.
• Coordinate with ownership, design teams, consultants, and regulatory agencies.
• Monitor project progress and implement recovery plans when required.
• Conduct owner, architect, and contractor (OAC) meetings and distribute meeting minutes.
• Manage project closeout including as-builts, training documentation, O&M manuals, punch lists, and turnover packages.
• Maintain complete project records within Procore and company document management systems.

Field Supervision

• Direct all on-site construction activities and subcontractor operations.
• Develop daily and weekly work plans and coordinate manpower requirements.
• Monitor production rates, logistics, material deliveries, and site access.
• Ensure compliance with approved construction documents and contract requirements.
• Coordinate inspections, special inspections, testing agencies, and DOB requirements.
• Maintain superintendent logs, daily reports, and progress documentation.
• Lead subcontractor coordination meetings and weekly look-ahead planning sessions.
• Resolve field conditions, constructability issues, and sequencing conflicts.
• Ensure all trades have current drawings, approved submittals, and required documentation before commencing work.

Quality Control & Constructability

• Implement and enforce Cavan Builders quality standards and procedures.
• Verify work conforms to contract documents, approved submittals, specifications, and applicable codes.
• Perform routine quality inspections and maintain documentation of findings.
• Identify deficiencies and direct corrective actions.
• Coordinate mockups, testing, inspections, and acceptance procedures.
• Review field installations for constructability, quality, and long-term performance.
• Review subcontractor performance and workmanship standards.
• Possess the authority to stop work, reject non-conforming work, and require corrective measures when necessary.

Safety Leadership

• Serve as the primary site safety leader when a dedicated Project Safety Officer is not assigned.
• Enforce company safety policies and OSHA requirements.
• Conduct safety orientations, toolbox talks, and site inspections.
• Investigate incidents, near misses, and safety violations.
• Identify and correct hazardous conditions.
• Coordinate site-specific safety planning and compliance initiatives.
• Ensure all subcontractors maintain safe work practices and required documentation.
• Maintain compliance with NYC DOB Chapter 33 requirements and site safety regulations.

BIM, Coordination & Technology

• Lead coordination efforts between architecture, structure, MEP/FP, and specialty trades.
• Manage coordination schedules, issue logs, and milestone tracking.
• Chair trade coordination and clash detection meetings.
• Ensure coordination sign-offs are obtained before construction activities proceed.
• Utilize Procore, Microsoft Project, Bluebeam, and BIM coordination platforms for project execution.
• Support data-driven project controls and reporting initiatives.

Client & Team Leadership

• Build and maintain strong relationships with clients, consultants, and project stakeholders.
• Mentor Assistant Project Managers, Project Engineers, and field staff.
• Foster a culture of accountability, professionalism, safety, and quality.
• Coordinate activities between office and field teams to ensure seamless execution.
• Represent Cavan Builders professionally during owner meetings, inspections, and public interactions.
• Proactively identify risks and develop solutions before impacts occur.
• Lead project teams through all phases of construction while maintaining company standards and client satisfaction.
  

QualificationsRequired

• 8-15 years of construction experience with both project management and field supervision responsibilities.
• Strong knowledge of occupied renovations, multifamily, hospitality, commercial, institutional, and ground-up construction.
• Thorough understanding of NYC construction practices and permitting processes.
• Ability to read and interpret construction drawings, specifications, and contracts.
• Experience managing subcontractors, procurement, schedules, and project financials.
• Proficiency with:

• OSHA 30 Certification.
• Valid driver's license.
• Excellent written and verbal communication skills.

Preferred

• NYC DOB Construction Superintendent License.
• Bachelor's Degree in Construction Management, Engineering, Architecture, or related field.
• Experience with BIM coordination and clash detection processes.
• Knowledge of DOB NOW, BIS, and NYC regulatory agencies.
• Experience with special inspections, quality management systems, occupied renovation logistics, and phased construction.
