Job summary

Alpha Residential is seeking a Project Manager to lead construction efforts, coordinating with the Director, Manager of Estimating, Accounting, Project Superintendent, Project Architect, design consultants, and project Owners. The role emphasizes independent judgment, leadership, and practical guidance to ensure projects meet schedule, budget, and quality goals.

The position requires a degree in Construction Management or related field, 5+ years of PM experience, OSHA 10/First Aid

Qualifications

  • Degree in Construction Management, Engineering, or related field.
  • Minimum of 5 years of experience successfully managing construction projects.
  • An equivalent combination of education and experience will be considered.
  • Valid State-issued driver's license and satisfactory driving record.
  • OSHA 10-hour Certification.
  • First Aid/CPR Certification.

Responsibilities

  • Review project plans to identify errors, omissions, or duplications, ensuring accuracy from the outset.
  • Assist with the solicitation of proposals and confirmation of project scopes, as well as the completeness of project subcontracts.
  • Support the acceptance of all project-related agencies permitting to avoid delays.
  • Maintain up-to-date contact lists for consultants, suppliers, and trade partners, fostering effective communication across the team.
  • Coordinate ownership specifications between management, suppliers, trade partners, and the field team.
  • Prepare a comprehensive Master Packet for the Project Superintendent, including essential contract documents and field-related forms.
  • Review Schedule of Values with the Director and Manager of Estimating.
  • Assist the Project Superintendent in establishing the field office and site logistics plan.
  • Issue purchase orders for materials, supplies, and equipment as needed to keep the project on track.
  • Establish periodic Progress Meetings, prepare and distribute agenda items, and document meeting minutes for transparency and accountability.
  • Coordinate schedule updates with the Director, and Project Superintendent, revise and prepare Recovery Schedule if required.
  • Perform periodic Quality Control inspections with the Project Superintendent and issue 'Corrective Notifications' to the appropriate parties.

Job description

The Project Manager plays a vital role as the Project Specific Team Captain, ensuring seamless interaction with the Director, Manager of Estimating, Accounting, Project Superintendent, Project Architect, design consultants, and project Owners. Managing a construction project here requires a blend of technical, administrative, and operational skills, all essential to the Project Manager's success. Other duties may be assigned from time to time by the Director of Construction.

Project Managers are central to delivering successful projects, providing independent judgment, leadership, and practical guidance. Below is an outline of the Project Manager's roles and responsibilities.

Pre-Construction Responsibilities
  • Review project plans to identify errors, omissions, or duplications, ensuring accuracy from the outset.
  • Assist with the solicitation of proposals and confirmation of project scopes, as well as the completeness of project subcontracts.
  • Support the acceptance of all project-related agencies permitting to avoid delays.
  • Maintain up-to-date contact lists for consultants, suppliers, and trade partners, fostering effective communication across the team.
  • Coordinate ownership specifications between management, suppliers, trade partners, and the field team.
  • Complete a detailed review of all Scopes of Work with the Director and Owners Representative to ensure alignment.
  • Familiarize themselves with contract plans and specifications to coordinate and address any potential clashes.
  • Schedule a "Kick-Off Meeting" with the Director, Owners Representative, Manager of Estimating, Estimator, and Project Superintendent to ensure all stakeholders are aligned.
  • Prepare a comprehensive Master Packet for the Project Superintendent, including essential contract documents and field-related forms.
  • Review all building assemblies with the Director, Manager of Estimating, and Project Superintendent to confirm alignment with purchasing.
  • Verify that all required permits, Safety Plan, Quality Control Plan, and insurance requirements are in place before trade partner mobilization.
  • Monitor all Notices to Proceed and SOVs issued with the Scope of Work, and ensure receipt and acknowledgment of Affidative Action requirements, reporting forms, and payroll schedules.
  • Prepare the Baseline Schedule with the Project Superintendent for both horizontal and vertical project execution.
  • Review Schedule of Values with the Director and Manager of Estimating.
  • Assist the Project Superintendent in establishing the field office and site logistics plan.
Construction Responsibilities
  • Review purchasing agreements and Professional Service Agreements for alignment with project directives.
  • Issue purchase orders for materials, supplies, and equipment as needed to keep the project on track.
  • Manage the drawing matrix for plan changes and coordinate with the RFI (Requests for Information) log to resolve issues efficiently.
  • Coordinate with subcontractors for payment applications and verify against the contracted Schedule of Values.
  • Establish periodic Progress Meetings, prepare and distribute agenda items, and document meeting minutes for transparency and accountability.
  • Initiate or coordinate the issuance of RFIs or requests for clarification to address project uncertainties promptly.
  • Review and track all Submittal packages from Consultants, Suppliers, and Trade partners prior to formal submission for approval.
  • Prepare, maintain and update Submittal Log, Change Order Log, RFI File and Design change action plans.
  • Review, evaluate, resolve any contract change orders prior to submittal to Director and Owner submittal.
  • Coordinate schedule updates with the Director, and Project Superintendent, revise and prepare Recovery Schedule if required.
  • Perform periodic Quality Control inspections with the Project Superintendent and issue "Corrective Notifications" to the appropriate parties.
  • Collaborating with the Project Accounting team members
Turnover Responsibilities
  • Prepare Property "Substantial Completion & Commissioning" Schedule for Ownership.
  • Prepare Operation & Maintenance manuals for distribution to property management.
  • Coordinate the AHJ "As-Built" plans completion and submittals
Safety Requirements
  • Comply with all safety policies, make recommendations for enhancements to the safety program, and visibly support and uphold the company's strong safety culture.
  • Assist the Superintendent in ensuring all construction activities are conducted in a safe, clean, and orderly working environment, and ensure job site compliance without injury or delays.
  • Remain current with all company-required safety training and certifications.

Education, Experience, and Licensing/Certifications

  • Thorough understanding of all local, state, federal (including OSHA), and company safety and environmental regulations, codes, and requirements.
  • Ability to read and understand drawings, specifications, maps, surveys, mechanical and electrical sheets, project schedules, cost reports, and other construction documents; understanding of contract provisions which address scope of work and design criteria.
  • Good knowledge of all sub trades and their relationship and impact on each other.
  • Creative problem-solver; willing to try several approaches when initial solution fails.
  • Excellent organizational skills, time management, planning, and prioritization.
  • Proactive attitude for identifying project potential obstacles.
  • Professional demeanor and effective interpersonal skills; ability to successfully interface with and to maintain good working relationships with clients, co-workers, managers, subcontractors, and vendors.
  • Proficiency in computers, Microsoft Project, Word, Excel and Outlook, and Procore
Physical Requirements
  • Frequently required to sit for extended periods, stand, walk project extents and over varied terrain.
  • Occasionally required to stoop, kneel, crouch, climb or crawl, and lift over 20 lbs..
  • Extensive computer use, reading comprehension.
  • Vision abilities include distance vision, peripheral vision, depth perception, and ability to adjust focus.
  • Willingness and ability to work extended hours and flexible schedules, including evenings and weekends.
Work Environment
  • Will be periodically exposed to outdoor weather elements.
  • May be exposed to loud noises, fumes, and/or airborne particles while in the field.
  • Dress, including proper PPE, while on job sites conducive to a building construction environment.
