Data Center Owner’s Representative (Project Manager)
- Remote (U.S.-based)
- Travel: Frequent travel required (40–50%+) to active project sites (regional/national), based on project phase and needs.
Atlas Connections is partnering with a confidential client delivering large-scale, mission‑critical data center developments. As their program continues to grow, they’re adding an Owner’s Representative / Client‑Side Project Manager to help drive execution from early planning through commissioning and handover—ensuring facilities are delivered predictably, safely, and ready for operations.
What You’ll Do:
Represent the Owner and Lead Delivery
- Act as the owner-side lead across design, construction, commissioning, and closeout.
- Run recurring working sessions and milestone reviews with designers, builders, vendors, commissioning partners, and operations stakeholders.
- Provide clear reporting on schedule, budget, quality, risk, safety, and open decisions—ensuring accountability across teams.
Design & Preconstruction Support
- Participate in early due diligence (site evaluation, feasibility, scope definition, constructability input).
- Review design packages and basis‑of‑design documentation with an eye toward reliability, scalability, maintainability, and standards alignment.
- Support procurement planning and contractor/vendor selection (bid reviews, scope comparisons, contract strategy input).
Construction Execution & Issue Management
- Monitor GC and trade performance against scope, schedule milestones, cost expectations, and QA/QC requirements.
- Own the owner-side workflow for RFIs, submittals, ASIs, pay applications, and change orders—keeping decisions moving and documentation tight.
- Maintain readiness for inspections and coordinate with third parties / AHJs when required.
- Reinforce site safety expectations and ensure alignment to project‑specific EHS requirements.
Commissioning & Operational Readiness (L1–L5)
- Support testing and validation activities including FAT/SAT, functional testing, integrated systems testing, and turnover deliverables.
- Drive punch/deficiency tracking to closure through a structured process and clear ownership.
- Ensure handover materials are complete and usable (training, SOP alignment, sequences of operation, documentation integrity).
Cost, Controls, and Contract Discipline
- Track contingency and change management, forecast‑to‑complete, and cost exposure; elevate risks early with recommended actions.
- Review invoices and pay apps against progress reporting and contractual requirements.
- Support contract compliance, warranties, insurance documentation, and performance obligations.
Closeout & Transition
- Ensure as‑builts, O&M manuals, commissioning documentation, training, and warranty packages are delivered and organized.
- Help transition the facility from construction to operations while capturing lessons learned for continuous improvement.
What We’re Looking For:
- 7–10+ years in construction/project delivery with 5+ years in mission‑critical, high‑reliability environments (data centers strongly preferred).
- Experience supporting or leading large, fast‑paced builds with significant MEP complexity; experience on $100M+ projects preferred.
- Comfortable working directly with owners, A/E teams, GCs, trades, vendors, commissioning providers, and operations teams.
- Strong working knowledge of MEP systems plus solid fundamentals in civil/structural/site coordination.
- Familiarity with commonly applied codes/standards (e.g., NEC, NFPA 70E, ASHRAE, ANSI/NETA, SMACNA, IBC, OSHA, or similar).
- Understanding of commissioning strategy, testing protocols, and the L1–L5 commissioning lifecycle.
- Comfortable with project controls and reporting tools such as Procore, Bluebeam, MS Project and/or Primavera P6, and MS Office (SharePoint/Power BI a plus).
- OSHA 30 preferred; PMP, CxA, PE, LEED AP helpful.
