Job summary

ServiceMaster Liberty Restoration Group (SMLRG) is seeking an experienced Construction Project Manager to oversee reconstruction projects from initial scope through final completion. You will own the full project lifecycle, including estimating, scheduling, subcontractor coordination, budget control, and client communication.

The role requires 3+ years in construction PM, proficiency with Xactimate/Xactanalysis, and familiarity with insurance claims processes.

Position Summary

We are seeking an experienced Construction Project Manager to oversee reconstruction projects from initial scope through final completion. This role owns the full project lifecycle — estimating, scheduling, subcontractor coordination, budget control, and client communication — ensuring projects are delivered on time, on budget, and to SMLRG's quality standards.

Key Responsibilities
  • Manage multiple reconstruction projects simultaneously, from scope development through closeout
  • Develop and finalize project estimates (Xactimate or equivalent) and scopes of work
  • Coordinate and supervise subcontractors and in-house crews; enforce schedule and quality standards
  • Serve as primary point of contact for property owners, insurance adjusters, and other stakeholders throughout the project
  • Track project budgets, change orders, and supplements; manage cost control and profitability
  • Conduct regular site visits and inspections to monitor progress and resolve field issues
  • Prepare and submit accurate, timely documentation — estimates, supplements, invoices, and job files
  • Coordinate with mitigation, sales, and accounting teams to ensure smooth project handoffs
  • Ensure compliance with safety standards, building codes, and permitting requirements
  • Prepare and submit permit applications through the City of Columbus Building & Zoning Services (BZS) Citizen Access Portal; track review status, respond to correction comments, and schedule required inspections
  • Communicate proactively with clients and carriers regarding schedule, scope changes, and completion timelines

Qualifications
  • 3+ years of construction project management experience; restoration or insurance-related construction strongly preferred
  • Working knowledge of Xactimate, Xactanalysis, or similar estimating platforms
  • Understanding of insurance claims processes and carrier expectations a plus
  • Strong organizational skills with the ability to manage multiple concurrent projects
  • Excellent verbal and written communication skills
  • Valid driver's license and ability to travel to job sites within the assigned market
  • OSHA 10/30 certification preferred (or willingness to obtain)
  • Proficiency with project management and estimating software; general computer proficiency required
Columbus Market Knowledge (Preferred)
  • Direct experience with the City of Columbus Building & Zoning Services (BZS) permitting process, including the Citizen Access Portal, plan review, and inspection scheduling
  • Familiarity with the Ohio Building Code and Columbus Building Code as applied to residential and commercial reconstruction projects
  • Awareness of over-the-counter permit eligibility for smaller residential scopes vs. full plan review requirements for larger commercial/reconstruction work
  • Experience navigating projects in Columbus historic districts or design-review/commission areas (Certificate of Appropriateness requirements)
  • Established relationships with local licensed subcontractors across core trades (framing, drywall, electrical, plumbing, HVAC, flooring, painting); Columbus is a tightening secondary labor market, so a PM's existing sub network and vendor relationships directly impact project scheduling and cost control
  • Ability to plan around current trade labor constraints — particularly electrical, HVAC, and other specialized trades — and proactively sequence work to avoid subcontractor-driven delays
