Job summary

CBG Building Company is seeking a Project Manager to lead administrative and technical management of construction projects, ensuring delivery within time, budget, and scope while directing a team toward a quality outcome. You will coordinate with owners, consultants, and field staff; manage schedules, risks, and procurement, and leverage ProCore, Primavera P6, and BlueBeam to keep projects on track.

Candidates should have a bachelor's degree and at least five years in construction management,

Qualifications

  • Bachelor's degree in engineering, architecture, construction management, or related discipline.
  • Minimum five years of related construction management experience; multi-family projects preferred.
  • Ability to obtain security clearance to access US military installations when necessary.
  • Strong detail orientation, multi-priority management, and effective communication.
  • Minimum two years of supervisory experience with team leadership.
  • Proficiency in MS Excel, including formulas and pivot tables.
  • Willingness to learn sector software ProCore, Primavera P6 or BlueBeam and MS Office.
  • Ability to work weekends and travel locally to project sites.

Responsibilities

  • Maintain contact with owner's representative and consultants and publish monthly project summaries.
  • Provide pricing and quantity surveys, including value engineering.
  • Identify long-lead items and secure approvals to purchase.
  • Develop initial project schedule with the Superintendent and coordinate with utilities.
  • Obtain bids and negotiate cost, scope, and schedule.
  • Prepare purchase orders and subcontracts with CBG standards.
  • Monitor cash flow and align vendor payments with owner receipts.
  • Track budget status and variances for the job.
  • Support competitive bids by preparing scope sheets.
  • Distribute revised plans and submittals to field staff.
  • Inform on budget status, issues, and closeout requirements.
  • Assist in developing baseline CPM schedule with leadership.
  • Notify trades of deficiencies in coordination.

Job description

As a Project Manager, you will be responsible for the administrative and technical management of a construction project. In addition to functioning as the point person who steers a project forward, a Project Manager leads a team to ensure a quality project is completed within time, budget, and scope constraints. In this position, you will practice skills in planning, organization, staffing, etc.

Responsibilities
  • Maintain contact with owner's representative and consultants, including participation in weekly owner progress meetings; maintain written correspondence to document items that may affect project budget, schedule, or product quality; publish monthly project executive summaries.
  • Provide pricing and quantity surveys, as well as pricing for value engineering.
  • Identify long-lead items and obtain necessary approvals to purchase them.
  • Work with the project Superintendent to develop the initial project schedule and coordinate with public utilities according to the project schedule.
  • Obtain bids from vendors and negotiate cost, scope of work, and schedule for each trade/supplier.
  • Prepare purchase order agreements and subcontracts containing CBG standard construction details.
  • Maintain positive cash flow on the project, ensuring owner requisitions include the maximum amount for contract and change order work and vendor payments are aligned with amounts received from the owner.
  • Establish the final budget for the job status report and track variances, general condition costs, and updates.
  • Participate in competitive bids when needed by preparing scope sheets for assigned trades and bid packages.
  • Distribute revised plans and approved submittals to field staff.
  • Inform the Superintendent of budget status, contractual issues, and any items required at project closeout.
  • Work in coordination with the Superintendent, Construction Executive, and Vice President on developing a baseline project CPM schedule.
  • Notify appropriate trade/supplier of deficiencies in coordination with the Superintendent.
Experience and Qualifications
  • A bachelor's degree and at least five (5) years of related experience in engineering, architecture, construction management, or a related discipline. Experience in multi-family construction preferred.
  • Ability to obtain a security clearance to access and work on a US military installation when necessary.
  • The ideal candidate is detail-oriented, can manage multiple priorities, and has strong management and communication skills.
  • Demonstrate the ability to lead and motivate a team and possess a minimum of two (2) years of supervisory experience.
  • Strong MS Excel experience, including the use of formulas and pivot tables.
  • Must be comfortable learning and using technology such as the sector-specific software ProCore, Primavera P6, or BlueBeam, and possess a high level of experience with Microsoft Office (Excel, Word).
  • Must be able to work weekends as needed.
  • Must be able to travel locally to project sites as needed.
Physical Requirements
  • Must be able to lift 35 pounds.
  • Must be able to safely navigate a construction project site including walking on uneven surfaces, climbing stairs, and climbing ladders.
