Overview

Description: The Construction Project Manager is responsible for the planning, coordination, execution, and successful delivery of new store development, relocations, remodels, expansions, and capital improvement projects across the retail portfolio. This role serves as a key liaison between internal departments, landlords, architects, contractors, consultants, and vendors to ensure projects are delivered on schedule, within budget, and in alignment with company brand standards and operational requirements.

The Construction Project Manager supports the full project lifecycle, including due diligence, preconstruction, design coordination, budgeting, permitting, construction, turnover, and post-opening support. This position requires strong project management and organizational skills, financial acumen, construction knowledge, attention to detail, and the ability to effectively manage multiple projects simultaneously.

Responsibilities
  • Manage multiple new store, relocation, expansion, renovation, and capital improvement projects from lease execution through grand opening and project closeout.
  • Develop, maintain, and communicate detailed project schedules, identifying critical milestones, dependencies, and potential impacts to the opening date.
  • Coordinate project activities among internal stakeholders, architects, consultants, landlords, contractors, and vendors to maintain alignment throughout the project lifecycle.
  • Monitor project progress and proactively identify risks, delays, scope issues, and budget impacts; develop and implement corrective action plans as needed.
  • Manage project budgets, commitments, change orders, contingency usage, forecasts, and overall project financial performance.
  • Review project costs and invoices for accuracy, scope alignment, and appropriate coding; maintain accurate and current project financial records.
  • Participate in contractor and consultant selection, bidding, scope reviews, value engineering, and contract negotiations as needed.
  • Coordinate permitting, inspections, utility activations, certificates of occupancy, landlord requirements, and other regulatory or turnover requirements necessary to support successful store openings.
  • Conduct regular site visits and project meetings to monitor construction progress, quality, schedule adherence, safety, and compliance with company expectations.
  • Review construction documents, shop drawings, RFIs, submittals, and project correspondence to ensure alignment with design intent, scope, and operational requirements.
  • Help maintain design standards, materials, specifications, and selections across projects; streamline design communication and documentation and support ongoing efforts to identify cost-saving and value-engineering opportunities.
  • Coordinate project closeout, punch lists, turnover documentation, warranty requirements, and transition to Store Operations and Facilities.
  • Serve as a primary point of contact between Real Estate, Construction, Store Operations, Design, Facilities, Visual Merchandising, Finance, IT, Marketing, and external project partners.
  • Provide consistent project status updates, including schedule, budget, risks, decisions, and key action items, to leadership and project stakeholders.
  • Partner with Facilities and Store Operations to ensure a smooth transition from construction through store opening, ongoing maintenance, and warranty management.
  • Ensure projects are executed in accordance with company brand standards, design intent, operational requirements, lease obligations, and overall business objectives.
EXPECTED HOURS OF WORK

Standard business hours are Monday through Friday, 9:00 a.m. to 5:30 p.m. Additional hours may be required based on project schedules, store openings, construction activities, and business needs. This position requires approximately 30–40% travel to project sites, stores, landlord meetings, company events, and other business-related locations.

Requirements
  • Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate, Business, Project Management, Interior Design or a related field preferred; equivalent professional experience may be considered.
  • Minimum of 3–5 years of progressive experience in retail construction, commercial construction, facilities management, project management, commercial real estate, or a related discipline preferred.
  • Demonstrated experience managing multiple concurrent projects with responsibility for budgets, schedules, construction coordination, and stakeholder communication.
  • Strong understanding of commercial construction processes, project scheduling, budgeting, contracts, permitting, and project closeout.
  • Ability to read, interpret, and effectively communicate information contained in construction drawings, specifications, leases, contracts, and related project documents.
  • Strong proficiency in Microsoft Office Suite; experience with Procore or other construction/project management software preferred.
  • Strong organizational, communication, problem-solving, and decision-making skills with the ability to prioritize competing deadlines and manage multiple projects in a fast-paced environment.
  • Ability to travel approximately 30–40% as required by the project portfolio.
