Job summary

Coakley & Williams Construction seeks a Construction Project Manager to lead planning, execution, financial management, and successful completion of multi-family, life sciences, and other commercial building projects.

You will work with the Project Superintendent and team, overseeing safety, quality, schedule, cost, contracts, procurement, client communication, and project closeout, serving as the primary contact for owners, architects, engineers, and subcontractors.

Qualifications

  • Strong financial judgment and ability to manage budgets, schedules, and contracts.
  • Proficiency with Procore, Bluebeam, Primavera, and BIM workflows.
  • OSHA 30-hour certification or ability to obtain after hire.

Construction Project Manager

Coakley & Williams Construction (CWC) is hiring a Construction Project Manager to lead the planning, execution, financial management, and successful completion of multi-family, life sciences, and other commercial based building projects. Working closely with the Project Superintendent and project team, this position manages safety, quality, schedule, cost, contracts, procurement, client communication, and project closeout.

The Project Manager serves as a primary point of contact for owners, architects, engineers, construction managers, subcontractors, and internal stakeholders. Success in this role requires commercial construction project management experience, strong financial judgment, and the ability to lead project teams through each phase of construction.

Key Responsibilities:
  • Lead commercial construction projects from preconstruction and procurement through construction, turnover, and closeout, with safety and quality as core priorities.

  • Partner with the Project Superintendent to establish project objectives, assign responsibilities, coordinate field and office activities, and provide leadership throughout the project.

  • Develop, monitor, and update project schedules with the Superintendent and scheduler, identify schedule risks, and implement recovery plans when needed.

  • Manage project financial performance, including budgets, cost forecasts, cost-to-complete reporting, owner change orders, potential change orders, monthly requisitions, subcontractor payments, and vendor invoices.

  • Lead subcontractor procurement by preparing scopes of work, maintaining procurement logs, supporting negotiations, and administering subcontract agreements.

  • Monitor subcontractor performance for compliance with contract requirements, scope, schedule, safety, and quality standards.

  • Manage project documentation and controls, including contracts, permits, submittals, requests for information, change documentation, meeting records, and closeout materials.

  • Communicate project status, financial performance, risks, schedule updates, and proposed changes to owners, architects, engineers, construction managers, and company leadership.

  • Support preconstruction, estimating, proposals, RFP responses, logistics planning, constructability reviews, project interviews, and presentations.

  • Build productive client and industry relationships while mentoring project team members and supporting their professional development.

Basic Qualifications:
  • At least three years of experience managing major components or the full delivery of commercial construction projects valued at $20 million or more.

  • Demonstrated experience managing project budgets, cost forecasts, schedules, contracts, procurement, change orders, and project closeout.

  • Experience coordinating owners, architects, engineers, construction managers, subcontractors, vendors, and internal project teams.

  • Working knowledge of commercial construction methods, contract documents, safety requirements, quality control, and project management practices.

  • Proficiency with Microsoft Office, Procore, and Bluebeam, plus working knowledge of Primavera scheduling software and building information modeling, or BIM.

  • Current OSHA 30-hour certification, or the ability to obtain it within a defined period after hire.

  • Current First Aid and CPR certifications, or the ability to obtain them within a defined period after hire.

  • Ability to meet the positions travel, schedule, and physical requirements, with or without reasonable accommodation.

Preferred Qualifications:
  • Bachelors degree in construction management, engineering, business, architecture, or a related field.

  • Experience delivering profitable projects while maintaining strong client relationships.

  • Quality assurance and quality control certification.

  • LEED accreditation or another relevant sustainable construction credential.

Work Environment and Physical Requirements:

This position regularly requires sitting, standing, walking, bending, stooping, and reaching above and below shoulder level. The employee may occasionally be required to lift, carry, or move items weighing up to 50 pounds.

Work may be performed in office and active construction-site environments. Construction-site work may involve exposure to heavy equipment, moving machinery, dust, noise, hazardous materials, uneven surfaces, and varying weather conditions. Required personal protective equipment must be worn when applicable.

Schedule:

Compensation and Benefits

In accordance with the Maryland Wage Transparency Law, the base salary range for this position is $90,000 to $150,000 annually.

Coakley & Williams Construction offers a comprehensive total compensation package that includes health, dental, and vision coverage; an employer-matched 401(k); paid time off and holidays; performance-based bonuses; a wellness program; and other voluntary benefits and leave types.

The determination of salary is based on the candidates individual professional experience, qualifications, education, skills, and training.
