Ahold Delhaize USA is seeking a Project Manager I for Store Development covering Food Lion projects. You will manage new store, expansion and remodel initiatives from pre-construction through close-out, coordinating with contractors, developers and internal teams to meet schedules and budgets.

The role requires 80% travel with a remote Friday, and alignment with Food Lion prototype standards and store opening deadlines.

Qualifications

  • Bachelor’s degree in Construction Management or Engineering or equivalent experience.
  • 5-7 years of experience in the construction industry.
  • Knowledge of architectural designs/engineering concepts and processes.
  • Demonstrated ability to lead projects through influence and drive accountability across contractors, developers/landlords, vendors and cross-functional partners.
  • Practical construction technology and methods.
  • Demonstrated ability to develop, manage, and execute complex phased planning and construction schedules.
  • Strong problem-solving and decision-making skills with the ability to recognize construction risk, evaluate alternatives and drive issues to resolution.
  • Ability to manage multiple concurrent construction projects and priorities in a fast-paced, geographically dispersed environment.
  • Experience with ground-up/new store construction, retail remodels, expansions and/or developer/landlord-built projects preferred.
  • Ability to travel weekly.
  • Excellent oral, written, and presentation skills with the ability to communicate effectively across all levels of the organization.
  • Strong analytical, problem-solving, and strategic planning capabilities with a keen attention to detail.
  • Customer-focused mindset with the ability to build relationships, influence stakeholders, and negotiate effectively.

Responsibilities

  • Manage bidding and awarding processes related to GC's, CM's, subcontractors and suppliers for Food Lion-contracted projects.
  • Coordinate bid documents, RFQ packages and ensure timely, accurate submission to minimize costs.
  • Prepare contracts, purchase orders, processing, and payment of requisitions/invoices for Food Lion-contracted work.
  • Oversee Construction Change Authorization/Change Order processes to ensure valid changes and timely payments.
  • Manage bid, contract and requisition approval processes for Food Lion-contracted projects.
  • Oversee redline reviews of ARCH/MEP plans for accuracy and standards conformance.
  • Provide value engineering feedback to Engineering on assigned projects.
  • Develop and implement cost savings ideas and value engineering methods.
  • Plan new store, expansion, remodel projects with phase plans, schedules and milestones.
  • Coordinate with Purchasing, Refrigeration, Real Estate, Preconstruction/A&E, Operations and other stakeholders.
  • Oversee construction activities to ensure timely completion and adherence to prototype standards, lease requirements, and approvals.
  • Monitor developer/landlord performance and escalate issues impacting completion/opening.
  • Prepare and manage period budget reports and monitor costs.
  • Direct weekly project meetings with GC's, CM's, developers/landlords, vendors and partners.
  • Ensure safety inspections, train workers, and promote a safe working environment.
  • Write warnings/fines for contractors not following safety processes.
  • Postmortem with safety dept and recognition for vendors promoting safety as standard.
  • Meet with delinquent vendors to improve performance and continuation of work.
  • Manage project completion process including punch lists, sign-offs, and closeout manuals.
  • Fill Fixed Asset docs for disposition of equipment and ensure depreciation accuracy.
  • Serve as primary Construction point of contact and communicate status to stakeholders.
  • Identify risks and develop mitigation strategies to protect cost, schedule and quality.
  • Manage multiple projects concurrently across a geographic area.
