Job summary

Construction Manager 3

The Construction Manager 3 is accountable for day-to-day leadership and management of the project construction site, ensuring the safe and secure operation of the site, maintaining adherence to project controls and scheduling milestones, and upholding Quality Assurance/Quality Control standards. This role develops a comprehensive scope matrix, incorporating site logistics, resource requirements, and initial work packages. The Construction Manager 3 plans, directs, and coordinates activities related to the construction and maintenance of structures, facilities, and systems, analyzing subcontractor quotes to address scope coverage and exclusions, and rectifying any ambiguities to ensure an executable scope of work. Additionally, this role participates in the conceptual development of construction projects, overseeing their organization, scheduling, budgeting, and implementation. The Construction Manager 3 leads the administration of site surveys, engages with customers and stakeholders, and utilizes InfraLink for comprehensive project management.

Responsibilities

• Develop a comprehensive scope matrix, incorporating site logistics, resource requirements, and initial work packages. Analyze subcontractor quotes to address scope coverage and exclusions, and rectify any ambiguities to ensure an executable scope of work.
• Lead the administration of site surveys to identify constructability constraints, review engineering documents for compliance with design principles, codes, standards, and best practices, and oversee scheduling and execution field commissioning activities to verify proper implementation and functionality.
• Engage with customers and stakeholders to build buy-in for modular construction projects, execute project planning and modular scorecard completion, review designs for constructability and logistical feasibility, develop QA/QC plans, use 3D scans for logistics plans, and oversee testing and commissioning throughout the project lifecycle.
• Utilize InfraLink for project management, applying lessons learned, creating and managing schedules, and reporting on production progress and issues. Use InfraLink’s mobile and web platforms to generate detailed reports on installation, testing, and asset management, implement production planning and tracking, and follow document control processes to ensure accurate communication with stakeholders.
• Manage procurement processes by verifying Bill of Material specifications, identifying subcontractor scopes of work, and assisting with subcontractor compliance matrices and selection criteria. Conduct evaluations of subcontractor proposals, maintain change order logs and billings, and lead cost-saving strategies.
• Develop CPM schedule by collaborating with the project scheduler to define calendars, identify milestones, and establish time constraints. Lead material cost and manpower forecasting by reviewing vendor quotes, understanding equipment needs, and projecting labor requirements. Prepare monthly schedule narratives to track project progress and ensure alignment with baseline schedules.
• Manage project administration by coordinating and managing project submittals, RFIs, change orders, and daily reports, ensuring timely action, accurate documentation, and alignment with project schedule and specifications.
• Manage project scope changes through accurate identification, description, and tracking of change orders, ensuring alignment with project budgets and profitability targets, and overseeing risk management activities to mitigate potential impacts on projects.
• Foster positive client relationships through effective communication, timely issue resolution, and proactive management of scope changes, ensuring adherence to contractual obligations.
• Manage field operations to ensure safety, quality, and schedule adherence, overseeing safety protocols, managing construction activities, conducting regular inspections, maintaining a punch‑as‑you‑go list, and driving schedule execution through resource management and communication with stakeholders.
• Manage talent development and leadership initiatives by supervising construction staff, participating in recruitment, planning training and development, facilitating career planning, conducting annual reviews and goal-setting, and implementing disciplinary actions. Ensure adherence to QA/QC processes and forecast future staffing needs.

Pay Range: USD $150,080.00 - USD $225,120.00 /Yr.
