Job summary

Healthcare Realty Trust is seeking an experienced Construction Project Manager to lead tenant improvements and capital construction for medical office portfolios in Colorado. The role requires coordinating architects, engineers, contractors, and tenants, with site visits and budget oversight.

Qualifications

• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education, military experience, trade experience, and professional construction project management experience.
• 5+ years of experience managing commercial construction, tenant improvement, healthcare, life sciences, or capital improvement projects.
• Strong understanding of construction processes, building systems, project scheduling, estimating, and contract administration.
• Experience managing architects, engineers, general contractors, and subcontractors.
• Ability to read and interpret construction drawings, specifications, and project budgets.
• Demonstrated experience leading construction meetings and driving projects to completion.
• Strong communication, negotiation, and problem‑solving skills.
• Travel throughout the assigned region.

Responsibilities

• Lead construction projects from initial planning through project closeout.
• Conduct regular site visits for project inspections, oversight, tenant interaction, and collaboration with local property teams.
• Build and manage a network of qualified local contractors and vendors; evaluate performance and competitive bidding opportunities.
• Manage project scope, schedules, budgets, and overall execution.
• Coordinate architects, engineers, consultants, contractors, and vendors.
• Conduct design review meetings and oversee permitting and construction.
• Review construction documents, specifications, proposals, and bid packages.
• Monitor progress through site visits and project meetings.
• Manage RFIs, submittals, change orders, punch lists, and closeout documentation.
• Collaborate with leasing teams on budgets and preliminary estimates for tenants.
• Oversee capital improvements to building infrastructure, structural systems, and major garage repairs.
• Ensure safety, quality, schedule, and budget objectives are met.
• Build strong relationships with tenants, contractors, and municipal agencies.

What You’ll Do

• Lead construction projects from initial planning through project closeout.

Required

What We’re Looking For

• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education, military experience, trade experience, and professional construction project management experience.
