CONSTRUCTION MANAGER

Reports to: VP Of Construction

POSITION SUMMARY

To manage and oversee all aspects of Habitat for Humanity of Broward’s construction operation in a way that utilizes staff, subcontractors, volunteer labor, and materials to produce quality homes in a safe, affordable, and timely manner.

This includes managing staff and training volunteers who have varying levels of construction experience and skills, overseeing all residential construction sites, managing plan and site development, and developing construction quality assurance methods to improve the long-term product.

CORE RESPONSIBILITIES

The Construction Manager is responsible for construction tasks and processes. House construction has many detailed tasks and code requirements. As Construction Manager, you are responsible for understanding how each construction phase is to be completed and ensuring that it is done in an efficient, affordable, and quality manner.

Perform any other duties as deemed necessary.

DETAILED RESPONSIBILITIES OF CONSTRUCTION TASKS
Pre-Construction Planning

Work with executive staff, construction committee, and construction staff to develop an overall construction plan for each build season.

Coordinate the building permit application process to obtain permits.

Develop and execute a detailed construction schedule for each house project.

Develop building plans and oversee revisions with the architect.

Remain current on all Energy Star building requirements.

Establish, maintain, and expand a list of qualified subcontractors, including but not limited to architects, engineers, surveyors, environmental consultants, excavators, masons, carpenters, plumbers, electricians, roofers, HVAC contractors, and other subcontractors.

Be familiar with Habitat requirements and make suggestions regarding construction quality.

Advocate for accessible and energy-efficient housing.

Construction Management

Once permits are approved for a worksite, prepare the site with subcontractors to begin construction, coordinating with surveyors and/or other professionals.

Supervise all job sites and construction staff, engaging subcontractors, groups of volunteers, and individuals on each designated workday.

Coordinate all building inspections, obtaining Certificates of Occupancy, and approval and oversight of punch lists for each home.

Plan and organize building schedules using Primavera and/or its equivalent.

Oversee and manage the safety of all volunteers.

Work in a collegial, patient, and respectful way with regulars, volunteers, groups, and house recipients.

Identify, train, and support site supervisors and/or crew leaders on all job-related matters.

Provide instruction, training, and development opportunities for long-term volunteers.

Provide weekly construction updates to the Chief Operating Officer and/or executive staff.

Supervise all warranty complaints and repairs.

Be responsible for all off-site locations, such as the warehouse, including safety, maintenance, insurance, and community relations.

For rehabs and/or recycles, coordinate with the Director of Land Acquisition to successfully obtain necessary permits.

Construction Procedures

Let contracts to subcontractors and assure timely and accurate completion.

Order inspections and ensure that houses are built to code.

Use in-kind materials and labor when possible.

Assume responsibility for projects until complete and sold to the homeowner.

Provide full leadership with the safety plan to assure understanding and compliance.

Materials and Labor Procurement

Ensure timely and clear communication with subcontractors and vendors and develop strong working relationships.

Order correct quantities and have materials delivered in time for scheduled work at every worksite.

Maintain and develop new vendor connections.

Negotiate prices and timelines for subcontracted services and materials.

Oversee tool and equipment management, maintenance, and repair.

Management of Information

Attend staff meetings with executive staff and other staff as required.

Approve all construction-related invoices and work with accounting to ensure they are coded and billed to the correct project.

Serve as a liaison with trade and construction industry groups for Habitat’s benefit.

File contracts with vendors and subcontractors with the office.

Estimate and report the value of in-kind gifts.

Coordinate the screening and acceptance of in-kind donations and construction materials.

Provide construction budgets to the Finance Department and Chief Operating Officer as required.

EDUCATION, EXPERIENCE & SKILLS REQUIRED

Considerable knowledge and experience in the residential construction industry.

10 years of construction management experience required.

General Contractor’s license highly preferred.

Ability to plan, organize, and implement multiple tasks simultaneously.

Experience in public speaking.

Ability to work with minimal supervision.

Excellent verbal and interpersonal skills.

Detail-oriented.

Competent in Microsoft Office.

Experience with Primavera, Procore, and/or Microsoft Project is necessary, with a desire to fully utilize these systems.

Team-building experience is a plus.

High school diploma or equivalent required; Associate’s or Bachelor’s degree preferred.

PHYSICAL REQUIREMENTS

Ability to climb ladders and scaffolding, maneuver over uneven ground, and stand for most or all of the day.

Work environment is primarily outdoors with minimal indoor office work.

Ability to lift 50 pounds and operate construction tools and equipment.

Must have a driver’s license and maintain a good driving record.
