Job summary

GENCO Systems, Inc. is seeking an On-Site Construction Management Representative to oversee the historic rehabilitation of the Greyhound Bus Depot and Mural Building at the Freedom Riders National Monument in Anniston, AL.

This full-time contract role requires on-site leadership and strict adherence to preservation standards. The position covers daily site inspections, submittal processing, cost and schedule evaluation, and coordination of meetings with stakeholders.

Qualifications

• Must read and interpret construction plans, specs, and drawings.
• Proficient in Procore/ProjectTeam, MS Project, Excel, Word, and Adobe PDF.
• Experience with construction cost estimating (RS Means, PlanSwift) and schedule evaluation.
• OSHA 30-Hour Construction Safety certification.
• On-site daily walking and climbing required.

Responsibilities

• Conduct daily site walks for progress, preservation standards, safety.
• Log daily photo reports; process submittals, RFIs, payrolls using Procore or ProjectTeam.
• Review monthly schedule updates; evaluate cost changes; lead QA inspections.
• Facilitate weekly progress meetings and record negotiation notes.

Job Title: On-Site Construction Management Representative (CMR) Location: 1031 Gurnee Ave, Anniston, AL 36201 Job Type: Full-Time / Contract Duration: 1 Year 1 month base period (up to 1 year 7 months)

Job Overview

Full-time On-Site Construction Management Representative (CMR) to oversee the historic rehabilitation of the Greyhound Bus Depot and Mural Building at the Freedom Riders National Monument.

Key Responsibilities

• Site Inspection & Safety: Conduct daily site walks to monitor progress, historic preservation standards, quality, and site safety compliance.
• Documentation & Admin: Log daily photo reports and process submittals, RFIs, and certified payrolls using Procore or ProjectTeam.
• Cost, Schedule & QA: Review monthly schedule updates, evaluate cost estimates for scope changes, analyze TIAs, and lead 3-phase quality control inspections.
• Meetings: Facilitate weekly progress meetings and record official negotiation notes.
