Summary:
Under supervision of the Senior Estimator, Preconstruction Manager or General Manager, Construction Estimator performs estimation for design, engineering, and construction as a member of design-builder’s preconstruction team. Works closely with internal and external design and engineering teams from early stage of design development to the completion of the projects.
The following is a list of representative duties. Other duties may be assigned that may reasonably follow and relate to essential tasks.
- 1. Accurately reads blueprints, specifications and the other technical documents, and understands the scope of work for preparing bid documents, correspondence, and estimate
- 2. Stays up to date with safety codes and improvements in constructions.
- 3. Navigates and understands building codes and other site-related codes and regulations.
- 4. Prepares preliminary budget forecasts on schematic or progress designs for preconstruction design teams.
- 5. Works closely with architects and other internal and external professionals throughout the projects.
- 6. Maintains an up-to-date file or library of bids, engineering firms, trade contractors/suppliers, material and equipment brochures and catalogues.
- 7. Coordinates and conducts contractor pre-bid meetings onsite or online.
- 8. Keeps close communications with key contractors/bidders during bids and constructions.
- 9. Prepares bid documents for construction projects with preconstruction design team and external engineers.
- 10. Evaluates offers to purchase by site requirements, additions, and costing changes.
- 11. Resolves cost differences by analyzing and collecting information.
- 12. Stays being watchful for possible value engineering and cost saving options.
- 13. Writes up and presents budgets, reports, and project plans for supervisors’ reviews.
- 14. Schedules meetings with clients, site managers and staff as required.
- 15. Processes paperwork and travels to building sites as required.
- 16. Monitors construction processes.
Qualifications and Skills
- 1. Ability to navigate specifications and plans with through knowledges.
- 2. Proficiency in demonstrating proposals and projects
- 3. Ability to handle multiple assignments at once
- 4. Knowledge of the latest building codes and site-related codes and regulations
- 5. Close attention to details
- 6. Strong and effective negotiation skills, both verbally and written
- 7. Reading ability to understand information contained in memoranda, reports and bulletins, etc., effectively
- 8. Ability to operate computer and other business machines with speed and accuracy
- 9. Math skills including algebra, geometry, and basic arithmetic needed to prepare takeoffs, estimates, and cost analysis
- 10. Strong time management skill, communication skills, both written and verbal, and interpersonal skills
Education and Experience
- 1. A bachelor’s degree in architecture, construction, or a related field from an accredited college or university, and a minimum of 2 years of construction estimation experience are required.
Environmental and Physical Demands of the Position
- 1. Typical office, industrial operation or construction site environment
- 2. Physically fit to walk in the construction site from one end to the other, ability to obtain information needed for estimation

- 4. Far vision at 20 feet or further; near vision at 20 inches or less
