POSITION OVERVIEW

The Construction & Project Manager is responsible for planning, managing, and overseeing capital improvement, renovation, infrastructure, and construction projects across the CCRC campus. This role ensures projects are completed safely, on schedule, within budget, and with minimal disruption to residents, patients, visitors, and staff. The Construction & Project Manager serves as the primary liaison between leadership, residents, contractors, architects, engineers, and regulatory agencies while supporting the organization's long-term community development strategy.

ESSENTIAL RESPONSIBILITIES for the Project and Construction Manager (not meant to be an all inclusive list)

PROJECT MANAGEMENT DUTIES

Capital Planning & Project Development

• Manage capital improvement projects from concept through occupancy and project closeout.
• Partner with executive leadership to develop and implement short-term and long-term campus improvement plans.
• Assist in developing annual capital budgets and multi-year facilities master plans.
• Evaluate project feasibility, costs, timelines, and operational impacts.
• Coordinate design development, permitting, procurement, and project implementation activities.

Budget & Financial Management

• Partner with finance to develop project budgets, forecasts, and funding recommendations.
• Monitor project costs and ensure adherence to approved budgets.
• Review contractor invoices, payment applications, and change orders.
• Analyze budget variances and recommend corrective actions.
• Support bid evaluation and contract negotiations.

Stakeholder Management

• Partner with executive leadership to a project liaison for campus leadership and department heads.
• Communicate project schedules, milestones, disruptions, and progress updates to key stakeholders.
• Collaborate with Nursing, Healthcare Services, Dining Services, Resident Services, Maintenance, and Operations teams to minimize disruptions.
• Provide regular status reports to executive leadership and governing committees.

Strategic Project Oversight

• Coordinate multiple simultaneous projects across independent living, assisted living, memory care, skilled nursing, common areas, and campus infrastructure.
• Identify project risks and develop mitigation strategies.
• Ensure projects align with organizational goals, resident expectations, and regulatory requirements.
• Lead project closeout activities, warranty reviews, and turnover documentation.

CONSTRUCTION MANAGEMENT DUTIES

Construction Oversight

• Manage construction and renovation activities throughout the campus.
• Oversee contractors, consultants, subcontractors, and vendors performing work on site.
• Monitor project schedules and construction quality to ensure compliance with plans and specifications.
• Conduct routine project inspections and progress meetings.
• Resolve field issues and coordinate corrective actions.

Resident-Centered Construction Management

• Plan and coordinate construction activities to minimize disruption to residents and healthcare operations.
• Maintain safe access to occupied buildings and essential services during construction.
• Coordinate temporary relocations, phased renovations, and occupancy transitions when necessary.
• Communicate anticipated noise, utility interruptions, and project impacts proactively.

Life Safety & Regulatory Compliance

• Ensure compliance with OSHA, NFPA Life Safety Code, CMS regulations, ADA requirements, state health department requirements, and local building codes.
• Coordinate inspections, permits, and occupancy approvals.
• Maintain Interim Life Safety Measures (ILSM) when required during construction activities.
• Support emergency preparedness and infection control protocols in healthcare settings.
• Manage contractor performance, schedules, safety compliance, and quality standards.
• Review contractor work for completeness and adherence to contract requirements.
• Coordinate material deliveries, site logistics, and campus access.
• Conduct contractor safety orientations and enforce campus construction standards.

Quality Assurance & Project Closeout

• Verify completed work meets organizational quality standards.
• Develop and manage punch lists.
• Coordinate commissioning, testing, training, and warranty reviews.
• Ensure as-built drawings, operation manuals, and maintenance documentation are received and properly archived.

REQUIRED EDUCATION, KNOWLEDGE and EXPERIENCE

• Bachelor's degree in Construction Management, Engineering, Architecture, Facilities Management, Project Management, or related field preferred.
• Five (5) or more years of experience managing construction, renovation, facilities, or capital projects.
• Experience working in healthcare, senior living, hospitality, higher education, or other occupied campus environments preferred.
• Knowledge of life safety regulations, ADA requirements, and building systems.
• Experience managing contractors, budgets, schedules, and project documentation.
• Strong leadership, communication, and customer service skills.

PREFERRED EDUCATION, KNOWLEDGE and EXPERIENCE

• Project Management Professional (PMP) Certification.
• OSHA 30-Hour Certification.
• Experience within a Continuing Care Retirement Community, senior living organization, hospital, or healthcare environment.
• Familiarity with Procore, Bluebeam, Microsoft Project, AutoCAD, and CMMS systems.
