Job summary

Absolute Storage Management, Inc. is seeking a Community Relations Director to lead marketing and leasing activities for the community, driving occupancy to target goals. You will oversee sales staff and coordinate with leadership to develop and implement a comprehensive marketing plan.

You will monitor lead development, inquiries, and closings, maintain accurate leasing records, and ensure rent-ready units and compliant operations in line with state regulations and company policies.

JOB SUMMARY

To manage the marketing and leasing functions within the community enabling it to reach and maintain an acceptable stabilization rate. Community Relations Director shall carry out energetic marketing and leasing activity resulting in an acceptable number of move-ins according to market conditions and targeted goals.

RESPONSIBILITIES

ESSENTIAL FUNCTIONS

• Assist with the development and implementation of a comprehensive and innovative marketing plan.

• Meet and exceed all Sales metrics regarding lead development, inquiries, and closing ratios.

• Set and meet goals in consultation with the Executive Director and designated other community staff.

• Maintain accurate and complete up to date Leasing and marketing records – Reporting, Daily activity in Welcome Home.

• Collect all information pertaining to move-ins.Insuring complete accuracy and process in the proper manner.

• Practice the highest standards of ethics, honesty and accuracy in describing our programs, policies and procedures.

• Be current on industry trends and local competition. Update competitive analysis quarterly.

• Maintain accurate and up to date unit inventory records

• Strive continuously to improve selling techniques and contribute to the overall philosophy of our marketing programs .

• Train all appropriate on-site staff in Leasing and Sales.

• Monitor daily that all rooms are in “rent ready condition” to show timely follow-up on every lead.

• Initiate and follow through on all apartment modification requests.

• Ensure that related marketing expenses are within budget.

• Develop and implement a sound community awareness program (churches, groups, organizations, civic leaders, etc.).

• Review and approve all marketing bills to be paid.

• Assist with the placement and development of local advertising.

• Participate as a Manager on Duty during assigned weekends.

• Coordinate with the Executive Director on sales office coverage.

• Responsible for coordination of new move-ins.

• Conduct yourself professionally and contribute to, service-oriented environment through their appearance, communication, and interactions with residents, families, visitors, and colleagues.

• Community Leadership & Emergency Response: Expected to serve as essential leadership personnel during inclement weather and emergency protocols. This includes on-site presence or active coordination of community safety,staffing levels, and resident care in accordance with state regulations.

• Any other tasks, assignments, projects or requests as deemed by management.

QUALIFICATIONS

• Must be at least 21 years of age.

• Must have thorough knowledge of all applicable state regulations governing assisted living.

• Employment is contingent upon successful completion of all background screening requirements permitted by applicable federal, state, and local law.

• Demonstrated previous sales or leasing experience

• Must read, write, speak, and understand English.

• Must demonstrate professionalism, empathy, patience, and effective interpersonal skills when interacting with residents, families, visitors, and team members.

EDUCATION AND EXPERIENCE

• Required Highschool Diploma or GED

• Minimum 1 year of secondary education preferred

PHYSICAL REQUIREMENTS

• Must be able to perform the essential functions of the position, with or without reasonable accommodation, including standing, walking, bending, reaching, lifting, transferring, and assisting residents as required by the position.

• Must be able to squat, reach, and stretch without distress.

• Must be able to tolerate extended periods of walking and standing.
