RangeWater Residential, LLC in Atlanta, GA is seeking a Community Manager to lead the on-site team, drive leasing and revenue, and ensure the property's operations meet budget and policy standards.

You will hire and train staff, develop marketing strategies, manage vendor relationships, oversee maintenance and safety, and deliver excellent resident service while upholding RangeWater's core values.

Qualifications

• Strong communication, presentation, and delivery skills essential for team leadership.
• Education includes a high school diploma or GED; supervision experience required.
• Multi-family property management experience preferred; sales, marketing, and customer service background helpful.
• Proficiency with internet, word processing, spreadsheets, and databases.

Responsibilities

• Lead team and conduct employee evaluations; hire, orient, and train new hires.
• Meet revenue goals via marketing and leasing strategies; monitor property performance.
• Conduct budget modeling, forecasting, and profitability analysis; manage invoicing and records.
• Analyze market trends and competitor activity to drive improvements.
• Oversee property tours, client/owner updates, vendor/contractor management.

The Community Manager manages and coordinates the team members’ daily activities and resources of the property to achieve established budgeted financial and operational goals. Ensures that the operation of the property complies with Company policies and procedures and all laws and regulations governing multi-family housing operations.Essential Roles You Will Play:Employee champion. Manage team and perform employee evaluations. Interview, hire, orient, and train new hires.Meet targeted revenue goals by increasing sales and implementing short/long-term marketing and leasing strategies. Identify areas for improvement for property.Budget modeling, forecasting, and profitability analysis and management. Complete financial records, documents, and reports. Invoicing Management.Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Keep informed of changes in technology, industry and standards, leasing and sales tools and processes.Lease enforcement process – apartment inspections, evictions, collections, notifications, and other processes as outlined in lease agreement and take appropriate action.Client/Owner Management – conduct property tours and provide updates on property’s performance and meet with client as needed. Contractor and Vendor Management.Responsible for safety, cleanliness, and general appearance and curb appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents. Ensures property maintenance team complies with Company’s standards regarding service requests.Resolve customer complaints and issues.Be curious about our competitors by shopping competition and building relationships within your market and the industry.Other duties as assigned.Work Hours and Work Environment (may vary by state and location):Schedule: 40 hours in a regular work week.Typical Site Hours of Operation(may vary by site)· Monday – Friday: 9am – 6pm· Saturday: 10am – 5pm· Sunday: 1pm – 5pmEssential Requirements· Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.· Works in an office environment but also have frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.Qualifications Summary:To perform this job successfully, the requirements listed below are representative of the knowledge, skills, and/or abilities required.
