Job summary

The Michaels Organization seeks an experienced Property Manager to oversee daily operations of a Fort Benning-area multifamily community. You will supervise staff, manage leasing, budgeting, and compliance while delivering strong resident relations and service.

Ideal candidates have 1+ year of supervisory, bookkeeping, leasing, and customer service experience. Proficiency in MS Word, Excel, and Yardi is expected, with a valid driving record and ability to pass screenings.

Qualifications

  • Must have a high school diploma or equivalent.
  • Bachelor’s degree in Business or related field preferred; PM certification a plus.
  • Strong written and verbal communications; proficient in MS Office and Yardi.

Responsibilities

  • Oversee day-to-day operations of the community.
  • Lead and supervise the community staff and managers.
  • Handle employee selection, training, and performance evaluations.
  • Ensure compliance with laws, regulations, and military policies.
  • Maintain familiarity with accounting, maintenance, HR policies, and landlord-tenant law.
  • Review lease files, payroll, and reporting; manage daily receipts and deposits.
  • Conduct regular property inspections and manage curb appeal and landscape.

Responsibilities
  • Is responsible for the day-to-day operations of the community
  • Manages the community staff, and exemplifies leadership and sound decision making skills
  • Responsible for employee selection, training and supervision of the Assistant Community Manager and Resident Specialist. Responsible for employee evaluation, development and progressive disciplinary action if necessary
  • Responsible for compliance with local, state, federal laws and regulations and military policies and procedures
  • Maintain a basic level of understanding of accounting, maintenance and repairs, human resources policies and current landlord-tenant law
  • Review and audit lease files; completes weekly payroll and reporting requirements (as applicable)
  • Supervise Process of daily receipts and bank deposits
  • Physically inspect the neighborhood on a routine basis, to include a weekly documented property inspection, to maintain corporate standards for curb appeal and landscape enhancement
  • Serves as the liaison with community agencies
  • Ensures timely follow up to resident concerns
  • Perform QC inspection of vacant units to ensure the quality of our product
  • Assist with the preparation of the yearly budget process
  • Perform other duties as assigned
Qualifications
Required Experience
  • Minimum of one years multifamily property management experience, to include bookkeeping, leasing and customer service.
  • Minimum of 1 year of direct supervisory experience of 2 or more employees
  • Ability to establish a rapport with residents as well as cooperative working environment with staff
  • Must have excellent written and verbal communications skills and be detail oriented.
  • Must be self-motivated; possess a strong work ethic and supervisory skills.
  • Demonstrated ability to multi- task and handle pressure due to complexity and time sensitivity of assigned tasks and/or projects.
Required Education/Training
  • Must have high school diploma or equivalent. Bachelor's degree in Business or related field preferred. A PM certification or designation is preferred.
  • Must have good driving record, and able to pass drug and background check.
  • Knowledge of Microsoft Word, Excel and Yardi, or equivalent industry related software, as well as the ability to operate standard office equipment.
  • Must successfully complete all required courses, classes, and training provided by MMS.

  • Must be able to work as part of a team, as well as complete assignments independently.
  • Must be able to work in a fast-paced and customer service-oriented environment.
  • Perform duties under pressure and meet deadlines in a timely manner.

Working Conditions
  • Must be able to work 40 hours per week to include evenings, weekends and holidays if required for emergency or scheduled shifts.
  • The work is conducted in a typical office environment with temperature control, and natural and artificial light. Must be able to work outdoors, for occasional resident events.
  • Physical ability to stand/walk for long periods of time; lift boxes, move light furniture, shovel snow, etc. Must have the ability to visually inspect property, including grounds and building interiors as well as the ability to climb up and down stairs for tours and inspections.
