A.J. Dwoskin & Associates, Inc. is seeking a Community Manager for a 400+ unit multifamily community in Northern Virginia.

You’ll lead leasing, admin, and maintenance teams, drive occupancy, and ensure exceptional resident experiences. This is a full-time, exempt role reporting to the Residential Portfolio Manager, with ownership responsibility and cross-team collaboration. Required are 3–5 years of multifamily property management, strong leadership, and knowledge of Fair Housing.

Qualifications

• 3–5 years of progressive multifamily property management experience.
• Experience with leasing, renewals, and occupancy management.
• Strong knowledge of Fair Housing and lease compliance.
• Leadership and team development and customer service skills.
• Proficiency in Microsoft Office; Yardi Voyager experience.
• Associate or bachelor's degree preferred; professional designations encouraged.

• Lead, coach, and develop leasing, administrative, and maintenance teams.
• Drive occupancy through leasing, renewals, and move-ins; review data daily.
• Create a strong resident experience to support satisfaction and retention.
• Monitor rent collection, delinquency, and ledger accuracy; report variances.
• Prepare occupancy and leasing reports; support budget variance reporting.
• Ensure compliance with Fair Housing and local requirements; conduct audits.
• Act as Property Manager in the absence of Residential Portfolio Manager.
• Partner with AJD teams to support portfolio-wide goals.

Salary Range: $80,000.00 To $90,000.00 Annually

We're looking for a Community Manager who leads with ownership, not just oversight. Reporting to the Residential Portfolio Manager, you'll run day-to-day operations for a 400+ unit multifamily community: developing your leasing, administrative, and maintenance teams, creating an exceptional resident experience, protecting the asset, and stepping in as Acting Property Manager when needed. This is a full-time, exempt position.

What You'll Do

• Lead, coach, and develop the leasing, administrative, and maintenance teams, including new-hire training and performance feedback.
• Drive occupancy through leasing, renewals, and move-ins, reviewing traffic, CRM queues, and market survey data daily.
• Create a strong resident experience that supports satisfaction, retention, and community reputation by responding promptly to inquiries and service requests, supporting marketing and community events, and overseeing the Community Captain program.
• Monitor rent collection, delinquency, and ledger accuracy, and communicate variances to the Residential Portfolio Manager.
• Prepare weekly and monthly occupancy and leasing reports, and support budget variance and commission reporting.
• Ensure compliance with Fair Housing, lease policies, and local requirements through regular file reviews and application audits.
• Serve as Acting Property Manager in the Residential Portfolio Manager's absence, and present key performance indicators at Operations and Training meetings.
• Partner with other AJD teams to support portfolio-wide goals.

What You Bring

• 3 to 5 years of progressive multifamily property management experience, including exposure to large communities (400+ units).
• Demonstrated success in leasing, resident retention, financial management, and reporting.
• Strong understanding of Fair Housing, lease agreements, and compliance documentation.
• Leadership and team development skills, with strong customer service and conflict resolution abilities.
• Strong communication, organization, and problem-solving skills.
• Proficiency with Microsoft Office; Yardi Voyager or equivalent property management software.
• Associate or bachelor's degree preferred; designations such as NALP, CAM, ARM, or CPM Candidate preferred.
• Valid driver's license, clean driving record, and current auto insurance.
• Ability to walk and inspect the property daily, including stairs and uneven terrain, and to lift up to 25 pounds.
• Completion of AJD's Fair Housing, Diversity, and Inclusion Training within your first 30 days.
