Job summary

Roundhouse is seeking a Community Manager in Columbia Falls, MT to lead day-to-day operations, drive occupancy, and deliver exceptional resident experiences. You will own financial performance, build strong teams, and ensure compliance with housing laws while upholding Roundhouse standards.

The role offers a competitive salary in the $68k–$71k range with quarterly bonus potential and commissions, working Monday–Friday, 8am–5pm. Final compensation reflects experience and qualifications.

Qualifications

Three to five years as a Community Manager or Assistant Community Manager.
A real estate license, or ability to obtain one within 120 days if required by state.
Proven supervisory and problem-solving skills.
Proficiency in Microsoft Office (Word, Excel, PowerPoint, Teams, Outlook).
Working knowledge of property management laws and regulations.
Customer-service mindset and genuine passion for the work.
Strong leadership and communication abilities.

Responsibilities

Oversee all facets of property operations and occupancy goals.
Build and execute leasing, marketing, and retention strategies.
Set property goals withRegional Manager and create plans to reach them.
Manage rent collection, budgets, and financial obligations.
Maintain vendor relationships and ensure high service standards.
Lead maintenance team on turns, work orders, inspections, and capital projects.
Monitor property condition, safety, and curb appeal.
Resolve resident concerns quickly and fairly.
Keep accurate lease and financial records and prepare reports.
Plan resident events and community engagement to enhance living experience.
Ensure compliance with Fair Housing and safety regulations.

What you'll own

You oversee all facets of your property's operations, hitting financial goals and ownership objectives while staying fully compliant with Roundhouse policies and all applicable laws, including Fair Housing and Equal Employment. That means you:

Run daily operations across maintenance, leasing, and resident relations.
Build and execute leasing, marketing, and retention strategies that drive occupancy and revenue.
Partner with your Regional Manager to set property goals and the plans to reach them.
Own the numbers: rent collection, delinquency, budgets, and all financial obligations.
Manage vendor relationships, negotiate contracts, and hold service to a high standard.
Lead and develop your maintenance team on turns, work orders, inspections, and capital projects.
Walk your property regularly to keep maintenance, curb appeal, and safety standards sharp.
Resolve resident concerns quickly, fairly, and professionally.
Keep accurate records across leases, resident files, financials, and deposit accounting.
Prepare monthly and annual performance reports, including financials and occupancy metrics.
Plan resident events and community engagement that make people feel at home.
Ensure compliance with Fair Housing, safety regulations, and company policy at all times.

What you bring

Three to five years as a Community Manager or Assistant Community Manager, or successful completion of a management-focused Roundhouse development program.
A real estate license, or the ability to obtain one within 120 days of employment if your state requires it.
Proven supervisory and problem-solving skills.
Proficiency in Microsoft Office, including Word, Excel, PowerPoint, Teams, and Outlook.
Working knowledge of the laws and regulations that govern property management.
A genuine customer-service mindset and real passion for the work.
A strong desire to lead, both in your role and in your local community.
Excellent communication and interpersonal skills.

A leg up if you have

A bachelor's degree in business administration, real estate, or a related field.
Experience with Yardi Voyager, RentCafe, Yieldstar, AIRM, LEO, Appwork, or similar CRM tools.
