Job description

MDU & HOA Partnership Management: Own MDU & HOA Relationships

Build trusted, recurring engagement with property managers, leasing teams, HOAs, and local developers; maintain a structured visit cadence and documented notes. Track property changes (ownership, management, lease expirations) and proactively initiate conversations to protect and grow Armstrong’s footprint. Serve as a visible, accessible point of contact for both leasing staff and residents; ensure business cards and contact details are easy to find. Coordinate closely with the GM, ABS Account Executive, and local project coordinator on priority properties, competitive threats, and relationship‑building opportunities requiring local leadership involvement.

Drive Growth Activation On Site

Drive growth in MDUs including new construction and unserved properties by leveraging workflow in the MDU Playbook. Maximize penetration in MDUs utilizing protect and growth tactics, as defined by the MDU Playbook. Surface opportunities and competitive risks related to Marketing Exclusivity Agreements. Ensure Armstrong has a seat at the table, following outlined process. Monitor and ensure compliance with existing agreements, in partnership with Field Operations, Marketing, Finance, Regulatory and Legal partners. Coordinate resident events, signage, welcome kit placement, seasonal touchpoints, and co‑marketing opportunities with property teams. Assist leasing offices and residents with online ordering, package selection, and service setup; support initiatives that accelerate resident self‑install/activation.

Elevate Resident Experience

Use a white‑glove approach to elevate service or installation concerns and close the loop with residents and property staff, as indicated by MDU Playbook. Uphold brand standards and deliver consistent, scalable practices across properties. Act as the GM’s eyes and ears in the community—surface trends, recurring issues, or positive momentum that may influence system‑level decisions.

Competitive Front‑line Intel

Monitor competitive activity, pricing, promotions, and service differentiators in MDUs, including door‑to‑door teams, signage, digital marketing. Provide competitive summaries to Corporate with firsthand observations and recommended actions. Share insights and best practices with Corporate Marketing and fellow CMMs to support consistent execution across systems. Ensure competitive intelligence is also synthesized for the GM to support local tactical planning, political engagement, and community positioning.

General Marketing Responsibilities

Community Engagement

Represent Armstrong at chamber events, parades, festivals, ribbon cuttings, and other key community activities; alert Corporate when additional attendance adds value. Organize team‑building activities, employee recognition programs, and volunteer opportunities. Serve as a local support for the GM at municipal meetings, school district engagements, public hearings, and other civic events where strengthening Armstrong’s visibility and influence supports the system. Maintain ongoing relationships with key civic stakeholders including municipal leaders, Chambers of Commerce, economic development groups, and first responders, advising the GM on emerging issues or opportunities.

Partnerships & Sponsorships

Identify and recommend sponsorship opportunities in coordination with the GM that maximize visibility, receive telecom exclusivity, support lead generation, and quantify ROI. Cultivate government relationships, in partnership with Corporate Regulatory, that support a friction‑free execution of P3 projects while positioning Armstrong as a trusted partner and first point of contact for community needs and emerging opportunities. Ensure the GM is informed of sponsorship opportunities with political or community ramifications and coordinate local visibility and participation.

Marketing Execution

Ensure brand compliance in all local materials and utilize “The Hub” for system‑wide initiatives. Coordinate local advertising campaigns with Corporate Marketing as needed.
