Job summary

About this role:

The Roving Community Assistant Manager has the responsibility to support and aid the Community Manager in all phases of the operations of an income producing property. This includes but is not limited to; the general administration of the multiple properties, leasing of the apartments where assigned, fiscal oversight and physical maintenance of assigned property. The Roving Assistant Manager may also serve as the individual responsible for the property in which assigned in the absence of the Community Manager.

The Roving Community Assistant Manager will provide coverage across multiple locations,\" \"rotating between different sites,\" \"supporting various teams as needed,\" \"flexible work location depending on project needs,\" and \"on-site presence at different properties. A valid driver's license is required for the position.

What you’ll do - Includes but are not limited to:

  • Provide operational and team support across multiple community locations as needed.
  • Rotate between assigned properties to assist with day-to-day management and community needs.
  • Partner with onsite teams to ensure seamless operations and a high-quality resident experience.
  • Maintain flexibility to work at different locations based on business and project needs.
  • Ensure a strong onsite presence while supporting various communities and teams.
  • Valid driver’s license required for travel between properties.

Salary range:

$26.00 - $28.00 DOE

What you’ll do - Includes but are not limited to:

ADMINISTRATIVE

  • Works closely with the Community Manager at properties assigned in learning all aspects of management including administrative and financial duties.
  • Works closely with the Community Manager at properties assigned in developing an integral team that effectively sells the quality and professionalism of the organization.
  • Inspects property communal areas, apartment units and grounds on a regular basis.
  • Offers recommendations to management regarding improvements to the overall operation of the communities in which assigned.
  • Assist move-in and move-out administration with particular attention to consistent apartment inspections.
  • Demonstrates an interest in and understanding of financial and operational reporting requirements.

FINANCIAL

  • Collects all rent payments from both current and previous residents.
  • Make daily community deposits in regard to rent collections and any other miscellaneous income.
  • Distributes non-payment notices to all delinquent residents and completes follow-up activity in regard to non-payment of rent, or eviction proceedings.
  • Adhere to company accounting directives, including but not limited to, weekly and monthly reports, income accounting, expense control and administration and daily bank deposits.
  • Maintains a general working knowledge of federal and state laws in regard to the collection of delinquent accounts.

LEASING

  • Market apartments by promoting rentals on the phone and in person; demonstrate apartments and community to prospective renters, sell apartment features/benefits, secure commitments, and deposits from prospective Residents.
  • Inputs daily all resident information in relation to leasing traffic, move-ins, move-outs, apartment conditions, etc.
  • Assists Community Manager in ensuring that all leases and addenda are completed accurately in regard to addresses, names, rates, etc.
  • Maintains all current and previous resident files.
  • Supports the overall marketing efforts and offers input and suggestions in regard to promotions, advertisements, rate increases, etc.
  • Assists in various leasing activities as required.
  • Maintains up-to-date knowledge of market and competitive properties.
  • Assists the Community Manager with renewals of existing residents.

LEADERSHIP

  • Assists the overall team effort through effective leadership.
  • Analyzes concerns associated with apartments that are slow to lease and offers recommendations.
  • Assumes supervisory responsibilities and management of the property in the absence of the Community Manager.
  • Understands and complies with Fair Housing laws and standards.
  • Represent CloudTen Residential and the community you manage in a professional manner. Maintain a positive businesslike attitude in person and on the telephone and neat, clean, professional dress and grooming appropriate for greeting the public.

CUSTOMER SERVICE

  • Assists in the handling of resident service requests and various concerns as required.
  • Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations'
  • Ensure that residents are provided with a clean, safe, well-maintained community.
  • Ensure that maintenance requests are managed as quickly, efficiently, and effectively as possible and always within 24 hours. If parts must be ordered, causing a delay, notify residents.
  • Prepare security deposit dispositions in a consistent manner immediately after move-out, time being of the essence.
  • Assist in promoting CloudTen Residential

What you will need:

  • Property management software experience a plus.
  • Entrata, Excel, MS Word, preferred.
