Job summary

First Integrity Title Company is seeking an organized Commercial Escrow Processor to support the escrow and closing team in commercial real estate transactions in Denver. You will coordinate details, maintain required documentation, and communicate with clients and internal teams to move files from opening through closing.

This role emphasizes accuracy in reviewing contracts and title commitments, timely information exchange, and collaboration with the Escrow Officer for closing deadlines.

Qualifications

  • Experience in title, escrow, commercial real estate preferred.
  • Knowledge of title insurance, escrow procedures, and closings preferred.
  • Experience with refinance, purchase/sale, or commercial transactions is a plus.

Responsibilities

  • Maintain professional, responsive relationships with clients and transaction parties.
  • Provide timely transaction status updates throughout the closing process.
  • Review contracts, amendments, and related documents, and open title orders.
  • Review title commitments and help track and satisfy title requirements.
  • Obtain and document closing information, including payoffs, taxes, utilities, HOA documents, and municipal lien or status information.
  • Enter and maintain transaction information in the closing system.
  • Communicate regularly with the Escrow Officer on file status, outstanding items, deadlines, and closing requirements.
  • Process earnest money receipts and enter required information within established timeframes.
  • Schedule closings and maintain the Escrow Officer’s closing calendar.
  • Assist with closing document preparation and coordination as needed.
  • Identify outstanding items and follow up to keep transactions moving toward closing.

** Summary:** The Commercial Escrow Processor supports the escrow and closing team in commercial real estate transactions by coordinating details, maintaining required documentation, communicating with clients and internal teams, and helping move files from opening through closing.

Primary Duties and Responsibilities:

  • Maintain professional, responsive relationships with clients and transaction parties.
  • Provide timely transaction status updates throughout the closing process.
  • Review contracts, amendments, and related documents, and open title orders.
  • Review title commitments and help track and satisfy title requirements.

Qualifications:

  • Experience in title, escrow, commercial real estate, or a related field preferred.
  • Knowledge of title insurance, escrow procedures, real estate documents, and closings preferred.
  • Experience reviewing and satisfying title requirements preferred.
  • Experience with refinance, purchase/sale, or commercial transactions a plus.
  • Experience with settlement statements, closing disclosures, funding, and disbursement a plus.
  • Colorado title license preferred.
  • SoftPro experience preferred.
  • Ability to follow company policies, procedures, regulatory requirements, and service standards.
  • Ability to handle confidential and sensitive information appropriately.
  • Proof of current Colorado driver’s license required.*
  • Proof of current automobile insurance required.*
  • * *Driver’s license and automobile insurance must remain current.

  • Proficiency with office technology and ability to learn title and escrow software.
  • Ability to perform basic business calculations, including percentages, ratios, and prorations.

Mathematical Skills:

  • Ability to apply fractions, percentages, ratios, and proportions to practical situations.

Physical Demands

This position regularly requires sitting, using hands, reaching, talking, and hearing. It occasionally requires standing, walking, stooping, kneeling, crouching, crawling, and lifting or moving up to 15 pounds. Required vision abilities include close vision, distance vision, and the ability to adjust focus.
