Job summary

Job description

The Chief Operating Officer (COO) provides strategic and operational leadership for a growing

hotel management and investment company. Reporting directly to the ownership group, the COO

is responsible for maximizing hotel performance, enhancing asset value, driving financial results,

and leading the continued expansion of the company's third-party hotel management platform.

This executive serves as the organization's operational leader, ensuring consistent execution across

the portfolio while positioning the company for long-term growth.

Primary Responsibilities:
Hotel Operations Leadership
  • Provide executive oversight for the operational performance of all managed hotels.
  • Lead regular operating reviews with Regional Managers and General Managers to evaluate financial and operational performance.
  • Establish accountability for occupancy, ADR, RevPAR, profitability, labor management, guest satisfaction, and overall hotel performance.
  • Ensure compliance with brand standards, operating procedures, and company expectations.
  • Oversee talent acquisition, leadership development, succession planning, and organizational effectiveness across the portfolio.
  • Champion a culture of operational excellence, accountability, and exceptional guest service.
Third-Party Management Growth & Business Development
  • Develop and execute the company's strategy for expanding its third-party hotel management platform.
  • Cultivate relationships with hotel owners, developers, lenders, investors, and industry partners.
  • Maintain strategic relationships with major hotel franchisors, including Marriott, Hilton, Hyatt, IHG, Wyndham, Choice Hotels, and others.
  • Identify and pursue new management opportunities through brokers, consultants, developers, and industry networks.
  • Lead management proposals, RFP responses, contract negotiations, and client presentations.
  • Represent the company at industry conferences, networking events, and business development meetings.
  • Support acquisitions and strategic partnerships that strengthen the company's growth objectives.
Financial Planning & Capital Strategy
  • Partner with ownership to develop annual budgets, long-range financial plans, and capital allocation strategies.
  • Oversee cash flow forecasting, financial modeling, and investment analysis.
  • Manage banking relationships, financing initiatives, insurance programs, and enterprise risk management.
  • Coordinate tax planning and entity structure strategies with external advisors.
  • Evaluate acquisition opportunities and financing alternatives to support continued growth.
Secondary Responsibilities:
  • Chair regular revenue management meetings and oversee pricing strategies across the portfolio.
  • Analyze market trends, demand patterns, competitive positioning, and forecasting accuracy.
  • Partner with revenue management teams to improve RevPAR, ADR, occupancy, and market share.
Asset Management & Capital Projects
  • Serve as ownership's representative in protecting and enhancing the value of each hotel asset.
  • Develop and prioritize annual capital improvement plans based on strategic objectives and return on investment.
  • Oversee renovations, property improvement initiatives, FF&E replacement schedules, and major capital projects.
  • Monitor project execution, budgets, and overall investment performance.
Community & Industry Leadership
  • Represent the company within the hospitality industry and local business communities.
  • Build relationships with tourism organizations, chambers of commerce, convention and visitors bureaus, universities, healthcare systems, and major employers.
  • Promote the company's reputation as a trusted owner, operator, and third-party management partner.
Qualifications:
  • Significant executive leadership experience in hotel operations, preferably across multiple branded properties.
  • Demonstrated success leading full-service and/or select-service hotel portfolios.
  • Strong financial acumen, including budgeting, forecasting, capital planning, and investment analysis.
  • Experience with revenue management, asset management, and hotel performance optimization.
  • Proven business development experience, including cultivating owner relationships and securing third-party management contracts.
  • Exceptional leadership, communication, negotiation, and relationship-building skills.
  • Ability to think strategically while driving operational execution across a growing organization.
