Qualifications

Responsibilities

• Oversee all aspects of the facility’s critical physical infrastructure.
• Develop site-level operating procedures and documentation.
• Supervise ABM’s after-hours emergency responses and escalate as needed.
• Manage Change Management Program and related SOP/EOP activities.
• Audit CMMS data, generate reports, and control access and credentials.
• Administer operations budget and contract expenditures.
• Oversee asset management for O&M of critical/non-critical infrastructure.
• Resolve electrical, mechanical, and Fire Protection system issues while minimizing risk.
• Maintain customer relationships as the single point of contact for facility issues.
• Set and audit staff schedules, timesheets, and payroll.
• Ensure facility access control and review regularly.
• Provide space/power/environmental recommendations for capacity and cooling.
• Ensure SLA compliance and approve system changes with impact on operations.
• Ensure ABM training expectations are met and audited monthly.
• Vet and approve subcontractors for on-site work.
• Develop PM scopes-of-work and ensure contract terms are fulfilled.

Responsibilities

• Oversee all aspects of the facility’s critical physical infrastructure
• Oversee the development and accuracy of site-level operating procedures and other documentation
• Supervise and escalated as needed ABM’s response to after-hours emergencies at assigned facilities
• Manage the Change Management Program
• Manage the MOP, SOP and EOP Program
• Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials
• Effectively and efficiently manage the operations budget and expenditures of assigned contracts
• Manage the complete physical assets pertaining to the Operation and Maintenance of the critical and non-critical infrastructure equipment and systems
• Resolve all electrical, mechanical and Fire Protection System issues in the facilities while minimizing risk and business impact and communicate issues to management and customers in a timely manner
• Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including schedules, new business, projects, budgets, expansion, and staffing
• Set, review and approve employee work/PTO schedules; audit and process employee time and payroll
• Manage access to the facilities ensuring the appropriate access control lists are maintained and reviewed regularly
• Make space and power recommendations to the customer and manage power and cooling capacity and environmental conditions
• Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations
• Ensure that ABM training expectations are met and audit the process monthly
• Identify, vet, and approve all sub-contractors who will perform work on-site
• Develop PM contract scopes-of-work, ensure contract terms are fulfilled

Qualifications

Required:

• Bachelor of Science degree in Engineering or related technical field, or five (5) years of equivalent experience
• Five (5) years of Team Management experience
• Entry level Engineers with Bachelor of Science degree in Engineering or related field and no work experience

Qualifications:

• Bachelor of Science degree in Engineering or related technical field with three (3) years of work experience is preferred
• Without a Bachelor of Science degree in Engineering or related technical field, seven (7) years of experience is preferred
