Job summary

KW Property Management & Consulting is seeking a Chief Engineer. You will lead maintenance activities, supervise staff, and coordinate with the Association Manager to keep buildings in top condition.

Responsibilities include overseeing preventative maintenance, supervising vendor work, and ensuring safety standards while delivering excellent resident service. Strong trades knowledge and emergency response ability are essential.

Qualifications

  • High School Diploma or equivalent.
  • AA degree in related field preferred.
  • 3–5 years of supervisory maintenance experience in hi-rise buildings or hotel operations.
  • Strong knowledge of electrical, plumbing, carpentry, HVAC and painting basics.
  • Proficient with Word and Excel.
  • Valid Florida driver’s license.
  • Ability to respond to emergencies within 2 hours.

  • Create maintenance reports with current property condition and project updates.

  • The position is fundamental to the administrative and operational functions of the Company/Property and as such requires established organizational skills, with attention to detail and solid time management, and good interpersonal skills.

  • As the key employee of the building operations interior and exterior, the Chief Engineer is essential to the longevity of all equipment and the aesthetic nature of the property. The Chief Engineer must perform the job duties with a view toward projecting a professional and competent image: Service to the customer in a friendly and outgoing manner is also essential, while timelines and maintaining a clean atmosphere are key.

  • The position is fundamental to all mechanical functions of the community and includes working closely with the Association Manager and their maintenance team to operate the community and facilitate solutions to all types of maintenance problems within the community. Strong leadership skills, customer service skills, technical skills, and problem solving abilities are required.


Essential Duties and Responsibilities

include the following. Other duties may be assigned to meet business needs.



  • Performs the day to day routine maintenance of the building utilizing their maintenance staff in a leadership role.

  • Develops and adheres to the preventative maintenance program for the community. Update as needed.

  • Supervise all building repairs done by outside vendors, reporting to the Association Manager satisfactory/unsatisfactory completion.

  • Maintain an operating environment to achieve a satisfactory level of resident’s service as measured by formal and informal feedback and surveys.

  • Monitoring all systems of the building and performing any and all basic repairs as needed.

  • Demonstrates a routine and effective ability to adjust to changing circumstances.

  • Responds to phone calls and correspondence in a timely, professional manner.

  • Encourages maintenance staff to behave in a professional manner and comply with company’s safety standards. Motivates staff to work as a team.

  • Creates a maintenance report, which depicts an update on the actual condition of the property, progress of specific projects, and makes clear and concise recommendations.

  • Observes all safety standards and participates in the Company’s efforts to provide a safe work environment.

  • Understands and follows the directions and tasks given by direct supervisor and conscientiously completes them.

  • Organizes time effectively and successfully balances the competing demands of multiple projects.

  • Keeps up to date equipment maintenance logs, inventory, and update preventative maintenance manual quarterly.

  • Understanding of computer systems familiarity with email systems, spreadsheets and on-line ordering and maintenance reporting tools.

  • The Chief Engineer will assist the Property Manager with interviewing, training, staff development and scheduling.


Work Environment

While performing the duties of this job, the employee occasionally works in outside weather conditions. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to wet and/or humid conditions and fumes. The noise level in the work environment is usually moderate to loud.

Position Type/Expected Hours of Work

The schedule of the position is full time (40 hours a week) and will require to be available for emergencies and occasional night and weekend work due to special projects. This an exempt (salaried) position. This position will require to attend occasional off-site meetings during business hours and within the local city limits.


Required Education And Experience


  • High School Degee; preferred education; AA degree in industry

  • Three (3) to Five (5) years of experience as a Maintenance employee in a supervisory role in hi-rise buildings or hotel operations.

  • Must have strong working knowledge of basic trades, such as, electrical, plumbing, carpentry, HVAC, and painting standard principles and practices.

  • Ability to analyze and interpret technical aspects, pumps, and motors, mechanical systems with a similar degree of complexity.

  • Must be proficient and have a working knowledge of Microsoft Word and Excel applications.

  • Must have a valid Florida driver’s license

  • Must have the ability to react and address all emergency situations in a timely manner, generally within 2 hours. Must be available and go to the property in the event of an emergency, which may be night and/or weekends.
