Job summary

Bunnell Lammons Engineering seeks a Building Inspector to serve as a field representative ensuring construction complies with approved plans, codes, and ordinances. You will inspect residential, commercial, and industrial projects, evaluate structures against IBC/IRC and local amendments, and document findings in detailed reports.

The ideal candidate has construction knowledge, strong communication skills, and the ability to work outdoors in all weather.

Qualifications

  • Active ICC or ACI certifications required depending on inspection specialty.
  • 2–5 years of construction experience.
  • Must be 18 years or older and have a high school diploma or GED.
  • Must be authorized to work in the United States without sponsorship.

Responsibilities

  • Conduct continuous and periodic field inspections of structural elements across projects.
  • Test and sample construction materials in the field.
  • Review plans and specifications to ensure proper interpretations.
  • Document discrepancies and report to contractors, engineers and project manager.
  • Prepare daily field reports and final sign-off documentation for building officials.

Job Description

As a Building Inspector for Bunnell Lammons Engineering (BLE), you will serve as a key field representative responsible for ensuring construction activities comply with approved plans, applicable codes, and local ordinances. Working under the direction of the Group Leader for the Codes and Education group, you will perform inspections across all phases of residential, commercial, and industrial construction projects. You will evaluate structures for compliance with the International Building Code (IBC), International Residential Code (IRC), and other adopted standards, while documenting findings in detailed inspection reports. Your role is critical in maintaining the safety, structural integrity, and code compliance of buildings throughout the assigned projects.

The ideal candidate will possess a strong background in construction, deep knowledge of building codes, and exceptional communication and customer service skills. You should be highly organized, comfortable with field technology, and able to confidently make code-based determinations in a fast-paced environment

Must be at least eighteen (18) years of age.

High School Diploma or General Education (GED)

2-5 years of experience demonstrating knowledge of construction.

Represent BLE in a professional manner with the public, developers, and internal staff

Perform field inspections of building sites for compliance with approved plans and applicable building codes (e.g., IBC, IRC, IECC, and local amendments)

Inspect structural framing, foundations, roofing, insulation, weather barriers, fire-resistive assemblies, accessibility components, and final building finishes

Maintain current knowledge of building codes, local ordinances, and construction best practices

Test and verify life safety systems (e.g., egress, alarms, firestopping, means of escape) when applicable

Valid Driver's License with Clean Motor Vehicle Driving history (3 years)

Ability to work outdoors on a construction site in all seasons and weather conditions for extended periods of time, and during regular construction hours, including early AM concrete placements.

You must be self-motivated, able to efficiently work independently while completing scheduled tasks.

Must be able to effectively communicate both verbally and in writing with team members, BLE leadership, clients, local, state, and federal authorities of all levels.

Must be detail oriented and work in a time conscious and time effective manner.

Basic knowledge in the operation of smartphones and computers for communication and record keeping (MS Office applications Word, Excel, and Outlook).

Ability to stand, walk, kneel, stoop, bend, lift (70-85 pounds), walk on unstable, unpaved ground.

Key Responsibilities

Field Inspections: Conduct continuous and periodic field inspections of structural elements, including reinforced concrete, rebar layout, post-tensioned concrete, structural steel welding/bolting, structural masonry, and soils.

Testing & Sampling: Perform field testing of construction materials (e.g., concrete slump, air content, casting compressive strength cylinders, soil compaction testing via nuclear gauge).

Plan & Spec Review: Read and accurately interpret complex structural blueprints, shop drawings, welding procedure specifications (WPS), and geotechnical reports.

Discrepancy Reporting: Immediately identify, document, and report construction deviations or non-conformance items to the contractor, structural engineer, and project manager.

Documentation: Write and submit detailed, daily electronic field reports outlining areas inspected, tests performed, and whether the work complies with IBC Chapter 17 requirements. Compile the final structural sign-off documentation for the municipal building official.

Required Qualifications & Certifications

Candidates must hold one or more active certifications from the International Code Council (ICC) or American Concrete Institute (ACI), depending on their inspection specialty:

Concrete & Rebar: ICC Reinforced Concrete Special Inspector AND ACI Field Testing Technician Grade I.

Soils/Foundations: ICC Soils Special Inspector.

Structural Steel: ICC Structural Welding and/or ICC Structural Steel and Bolting Special Inspector (AWS-CWI also highly preferred).

Masonry: ICC Structural Masonry Special Inspector.
