About the Opportunity
Under the direction of the Manager, this position performs building maintenance and renovations. It provides leadership for journeymen carpenters, painters, and locksmith personnel, and carries out duties including carpentry, locksmith work, painting, masonry, demolition, training of journeyman staff, and oversight of job sites.

What You'll Do
- Act as a team leader, guiding journeymen, trades workers, and support personnel; assign tasks and ensure timely completion with proper quality and safety.
- Receive work orders via Unifier (CMMS); coordinate with University Police dispatch, supervisors, managers, and customers to finalize project scope; complete documentation and close out assignments.
- Read and review prints for new and existing building projects related to repair or construction.
- Inspect assigned areas to ensure maintenance is on schedule; recommend major repair needs and help update deferred maintenance.
- Coordinate with contractors, suppliers, engineers, architects, and customers for timely, cost‑effective repairs and projects.
- Perform skilled or unskilled tasks to secure facilities, make repairs, protect property, and enable business operations; conduct daily inspections and report to management.
- Relocate furniture, lab equipment, and other items within the Health Sciences Center and related facilities for projects; remove, attach, replace, or assemble pictures, cabinets, modular furnishings, new furniture, and shelving.
- Maintain safe standards and working conditions; call out support personnel during off hours when needed.
- Rebuild and renovate areas following blueprints and instructions; layout, frame, hang drywall, install ceilings, lay carpet and floor tile, finish drywall, and install moldings.
- Perform labor duties such as digging, carrying, climbing, lifting, keeping work areas clean, managing tool inventory, storing materials, and picking up supplies from the warehouse; operate equipment like forklifts and hand trucks.
- Assist with keying or re‑keying, repair/install locking devices, and maintain a computerized program for locks and keys.
- Custom build shelving or containers to support research equipment or meet office, lab, or classroom needs; install screens, whiteboards, display boards, or custom support systems.
- Assist in masonry tasks such as laying blocks, forming and pouring concrete, patching plaster, and related duties.
- Hang and finish a variety of wall coverings; move, load, and transport all necessary materials and equipment.
- Use software programs including Unifier CMMS, Applaud, Mountaineer Marketplace, Outlook, and Microsoft Office.
- Leave work areas clean and orderly.
- Ensure all safety procedures and PPE are used.
- Work with other crafts as needed.
- Perform mandatory overtime; be available for emergencies or shutdowns outside regular hours.
- Update progress of maintenance or construction projects; control costs and ensure completion.
- Fill in for the manager and operate computers with various maintenance management software.

Qualifications
- High School Diploma or GED.
- One of the following:
- 2 years of experience in general trades, building maintenance, or basic carpentry, plumbing, electrical, HVAC, or other craft trades.
- Associate degree in building maintenance or related craft trade.
- 2‑year accredited vocational craft trades program.
- At least 1 year of experience leading and/or training others.
- All qualifications must be met by the time of employment.
- Equivalent combination of related education and/or experience will be considered.
Knowledge, Skills & Abilities
- Knowledge of building systems and operation.
- Ability to evaluate system variables, measure performance, and design corrective action.
- Strong logic and analytical skills; ability to function in high‑stress situations.
- Excellent communication skills, both written and oral, with ability to use technical and plain language.
- Ability to read complex mechanical/electrical diagrams and advise on troubleshooting and sequence of operations.
- Self‑motivated, minimal supervision, and lead by example.
- Teamwork across skilled trades; complete tasks on schedule and within budget.
- Knowledge of carpentry, construction, plumbing, mechanical maintenance, preventive maintenance, repairs, alterations, and renovations; excellent hand‑eye coordination.
- Ability to work in varying temperatures.
- Capacity to stoop, bend, crawl, and climb heights over 10 ft and handle materials over 50 lbs.
- Willingness to work overtime and respond during off hours as needed.
- Safety around moving equipment, heights, and uneven surfaces.
