Ready to be part of our team?

We are looking for a Business Development Manager- Data Centers in the Midwest area.

Summary: The Business Development Manager develops specification opportunities for Kingspan high-performance building envelope products and systems, primarily in the Data Center/AI markets. The role engages specification influencers, owners/operators, architects and designers, design-build/general contractor firms, and other building enclosure influencers to influence product selection, increase project specifications, and coordinate project handoff to the appropriate sales teams. The work requires broad knowledge of building science, enclosure design, and construction, together with general knowledge of sustainability, energy efficiency, building codes, and design aesthetics to support market education and consultative specification development.

Essential Duties:

  • Obtain specifications of high-performance envelope systems for commercial building projects early in the design-development process.
  • Educate key influencers in commercial building design through live presentations, education, trade shows, and demonstrations.
  • Engage and actively participate in industry organizations and associations that influence specifications and product selection in Data Center/AI commercial building projects in targeted geographic areas, including AIA, AIA/BEC, CSI, USGBC, RCI, and other relevant organizations.
  • Meet strategic targets to support aggressive growth goals by increasing the quantity and quality of product specifications for major building projects using Kingspan enclosure materials.
  • Coordinate the handoff of specification-stage projects to the appropriate sales teams across business units.
  • Diligently record and communicate all activities and incremental metrics in the CRM program.
  • Follow the Group Code of Conduct and Group Compliance.
  • Follow Compliance requirements per “KNA-SOP-1705 Compliance Roles and Responsibilities.”
  • Performs all other duties as assigned.

Education/Experience:

  • Minimum bachelor’s degree in business, design/construction, architecture, or a related field.
  • Minimum 7-10 years of experience in commercial construction/specification sales development
  • Understanding of building science, building codes, green building rating systems, and relevant nongovernmental organizations.
  • Demonstrated knowledge of the architecture, engineering, and construction community is required; familiarity with that community in the designated territory is preferred.
  • Ability to interface with top-level executives, design teams, and industry organizations.
  • Preference for CDT, CCPR, and LEED-AP/GA, with the understanding that this will be a requirement within one year.

Personal Attributes

The successful candidate will exhibit the following attributes:

Patient Commercial Persistence

  • Remains motivated through lengthy specification cycles, delayed decisions, and opportunities that develop gradually.
  • Balances ambition for growth with patience for the trust and timing that complex construction decisions require.

Genuine Consultative Curiosity

  • Is naturally interested in the reasoning behind design preferences, technical concerns, and customer priorities.
  • Approaches differing perspectives with thoughtful questions rather than assuming a familiar solution fits every project.

Confidence Without Overstatement

  • Is comfortable with executive and technical audiences without relying on status, jargon, or exaggerated certainty.
  • Values honest limits and credible evidence more than appearing to have every answer.

Independent Personal Accountability

  • Is self-directed and dependable in a remote, travel-intensive environment without needing frequent oversight.
  • Feels personally responsible for commitments and outcomes, including when progress depends on others.

Collaborative Business Mindset

  • Thinks beyond personal wins and values shared success across sales and technical teams.
  • Remains receptive to colleagues’ expertise when customer priorities and business-unit interests differ.

Steady Adaptable Composure

  • Remains measured when growth pressure, technical objections, or shifting project priorities create uncertainty.
  • Is comfortable adjusting expectations as markets and customer needs evolve without becoming reactive or losing long-term perspective.

Grounded Critical Thinking

  • Is thoughtfully open to evolving technology while remaining skeptical of confident outputs that lack evidence or project context.
  • Is inclined to question assumptions, verify technical claims, and revise views when better evidence emerges, retaining personal accountability for judgment.

Computer Skills:

  • Must be highly proficient in all Microsoft Office applications (Word, Excel, PowerPoint, and Outlook). Working knowledge of Salesforce CRM is a plus.

Other Skills and Requirements:

  • Ability to explain construction concepts clearly and build effective working relationships with customers, design professionals, and other specification influencers.
  • Excellent spelling, grammar, and written communication skills.
  • Excellent telephone, electronic, and oral communication skills.
  • Ability to maintain a high level of confidentiality.
  • Ability to work with high-performance sales/technical teams across business units.
  • TRAVEL UP TO 60%; Must reside within a reasonable distance to a major airport
