Job summary

Enigma Search in South San Francisco, CA is seeking a Building Management Engineer to support and maintain critical biotech facility infrastructure using extensive BMS knowledge to ensure reliability, performance, and safety.

You will operate, monitor, and troubleshoot BMS and related systems, conduct daily inspections, perform preventive maintenance, and coordinate vendor visits for complex facility projects.

Qualifications

Responsibilities

  • Operate, monitor, adjust, and troubleshoot Building Management Systems (BMS) and related infrastructure.
  • Conduct daily inspections to identify issues and maintain optimal performance.
  • Perform preventative maintenance on in-house systems.
  • Troubleshoot, diagnose, and repair facility-related issues.
  • Coordinate vendor/contractor visits for maintenance and projects, including MEP systems.
  • Ensure safety and industry standard compliance for building systems.
  • Partner with Facilities and Operations to perform emergency maintenance and restore critical systems.
  • Manage service requests via a computerized ticketing system and respond to inquiries.
  • Identify root causes of recurring failures and implement corrective actions.
  • Collaborate with OPS on lab projects, facility improvements, and equipment installations.
  • Support laboratory operations through facility resources like compressed gases and dry ice.

About the job Building Management Engineer

Responsible for supporting and maintaining critical building infrastructure within a biotechnology environment, utilizing extensive knowledge of Building Management Systems (BMS) to ensure facility reliability, performance, and safety. Combined strong technical expertise with a customer-focused, solutions-oriented approach to address building system issues, support laboratory operations, and maintain uninterrupted business operations.

Key Responsibilities:

  • Operate, monitor, adjust, and troubleshoot Building Management Systems (BMS) and related building infrastructure.
  • Conduct daily inspections of building equipment and systems to identify operational issues and maintain optimal performance.
  • Perform preventative maintenance on building systems maintained in-house.
  • Troubleshoot, diagnose, and repair building equipment and facility-related issues.
  • Coordinate vendor and contractor visits for maintenance, repairs, inspections, and facility projects, including rooftop equipment and mechanical, electrical, and plumbing (MEP) systems.
  • Ensure all building systems are maintained in accordance with industry standards, safety requirements, and operational benchmarks.
  • Partner with Facilities and Operations teams to perform emergency maintenance and restore critical systems during outages or failures.
  • Utilize a computerized ticketing system to manage, prioritize, and complete service requests.
  • Respond promptly to maintenance requests received through email, phone, and direct communication.
  • Identify root causes of recurring equipment failures and implement long-term corrective actions to improve reliability and efficiency.
  • Collaborate with Operations (OPS) teams on laboratory projects, facility improvements, equipment installations, and infrastructure support.
  • Support laboratory operations through the delivery of compressed gases, dry ice, and other facility resources.
  • Communicate facility concerns, system status updates, and maintenance activities with internal stakeholders.

Additional Responsibilities:

  • Serve as the after-hours point of contact for security personnel and facility-related emergencies.
  • Participate in an on-call rotation, including nights and weekends, to support emergency repairs and critical facility issues.
  • Schedule, coordinate, and execute facility improvement projects and maintenance initiatives.
  • Assist with space upgrades, office moves, furniture installations, equipment installations, renovations, and utility modifications.
  • Provide backup coverage for Facilities team members and support daily operational responsibilities.
  • Support business continuity, emergency response, disaster recovery, and operational resilience efforts during planned and unplanned disruptions.

Qualifications & Experience:

  • Experience operating, troubleshooting, and maintaining Building Management Systems (BMS) and commercial building infrastructure.
  • Strong background in preventative maintenance, inspections, repairs, and building systems reliability.
  • Experience coordinating vendors, contractors, and facility maintenance projects.
  • Excellent customer service, communication, and cross-functional collaboration skills.
  • Ability to effectively respond to emergency situations and provide on-call facility support.
  • Knowledge of facility safety practices, including Lockout/Tagout (LOTO), Hazard Communication, Personal Protective Equipment (PPE), and workplace safety procedures.

Work Environment & Safety Exposure:

  • Worked safely in commercial and laboratory environments with exposure to rooftops and ladder work up to 12 feet.
  • Utilized powered cutting equipment including chop saws, band saws, and circular saws when supporting facility projects and repairs.
  • Maintained compliance with established safety protocols and procedures while supporting facility operations and maintenance activities.
